You will be in a Great Safe place across the street from the Performing Arts Center and in the heart of a good walking area.

I am unaware of any hazards unique to grandparents... very safe for all.
I assume so, there isnt anything that deliberately put then in danger. They have four different elevator to access, and since the staff are so helpful any questions your grandparents would have could easily be handled by the staff
