Can you live in it for half the year( if you own) and rent it for the other half? We have a place in the northwest as well...but looking for more sun in the winter.

I'm not sure, I bought a trailer that was there but I've never stayed. Holiday next door does that I believe and another park half mile south on Hwy 1 is long term but don't know the name. A small park on Grand ave in Grover beach around 13 th street is full time. Good luck
