As-Is means that a Seller will Not make any Repairs, but it does not mean that a Buyer will not do an inspection or have recourse for any adverse conditions. A Buyer will still typically perform an inspection and request a credit in lieu of repairs for any major items. For example; roof, HVAC, plumbing and/or malfunctioning appliances.
If someone is selling a home that needs repairs - yet chooses not to fix them - they may choose to list a property as-is. Disclosures and inspections are typical steps in the process. In an as-is sale, a buyer is willingly purchasing the home in its current state with full knowledge of its condition.
