As-Is means that a Seller will Not make any Repairs, but it does not mean that a Buyer will not do an inspection or have recourse for any adverse conditions. A Buyer will still typically perform an inspection and request a credit in lieu of repairs for any major items. For example; roof, HVAC, plumbing and/or malfunctioning appliances.
