Great question! 1. Make sure all utilities have been transferred into your name. Nothing worse than the lights going out on you your first night! 2. Handle all repairs and painting before you move in if possible. Who wants to move all their stuff in to just move it again to paint?! 3. Hire a cleaning company to come in and do a DEEP CLEAN. 4. Change your locks to ensure your home is 100% secure from prior use. 5. Order a pizza on me and enjoy your amazing new home!
Currently approximately 40% of home buyers are from California. One of the reasons for this is that the Las Vegas Valley is actually one of the most tax friendly cities in the entire United States. We do not have business income tax, personal income tax, franchise tax, or gift tax! Not to mention housing costs are currently (2021) 160% higher in LA vs housing costs in Las Vegas. 100% yes you should! We all know it's a lot of fun to go check out the new model homes we see around town. But BE CAREFUL there are situations when you walk into a sales office/model home the first time without a Real Estate agent you will loose the opportunity to be represented! The person that you meet when you walk in will certainly greet you with a smile and warm welcome but that person works for the builder. When you use a Real Estate agent you are getting someone on YOUR team. Someone who is looking out for your best interest! We can make sure builders are staying true to their timelines, guide you through the upgrades process, and offer our wealth of knowledge all throughout the building experience. The icing on the cake though however is....WE COST YOU NOTHING! Our representation is at no cost to you, our commission is paid by the builder. So YES, ALWAYS take a Real Estate agent with you when you are visiting model homes or considering new construction!
