Generally, you cannot accept rent while you are in the middle of an eviction. If you accept rent then you may lose your case.
Call Express Evictions and ask them. You shouldn't be taking advice from someone who's not an attorney or a paralegal. In California, there's all kinds of little catches and traps for the landlord.
