The monthly land lease fee, which includes trash and lawn services, use of the amenities and activities, as well as the community maintenance/updates, etc. is separate from the HOA. The HOA is an optional membership that costs approximately $12 per year to join.
But y'all want to make sure that everything is fine with the association before the sale. As an example, we were buying and they missed many things before the last guy moved in and when we went to buy they had a list of things that needed to be fixed before the sale could go through including a deciduous tree that had to be replaced and moved 30 feet to the right location.
