There is a homeless camp nearby and there have been car break-ins in nearby businesses. I used to work at one of the near by retail stores.
Yes, the owners are very good at this. My wife and i were here for radiation treatments for her and we never felt any threat from the area.
Very sketchy neighborhood. There's good fences, but it doesn't feel like a good location.
It is safe. It is the part of town that has big box stores closest to San Francisco.
