This review is horribly late as our construction ended 6 months ago. We had a deck and gable installed on our home. Ford, Aaron and Kyle were absolutely fantastic. The entire company is EXTREMELY well organized and we were kept up the entire job timeline. (even included daily pictures). I cannot stress enough how fantastic this company is if you are looking tor any sort of remodel. They are the only company we will use in the future. The bid was professionally done outlining cost and the plans. Work started and finished on time. They were not the cheapest but they were the best by far. They pay their employees well so they stay. They pay their suppliers on time (I asked) so they deliver on time. If you want a turnkey no worry and absolutely stunning job done...these are your folks. I cannot stress this enough. Just finished our patio cover built into house. Mario and crew did a fantastic job with expected top tier quality to the build. It took us 9-10 months to get permitted but once construction started it moved ahead with steady pace. We love the final product and would highly recommend this team!

We hired Timberline to build our covered patio structure, and we are more than pleased with the result! Kyle Bannister was the amazing project manager who led us from beginning to end, super professionally, and always timely in answering any and all questions we had. Anything that we believed required changes/updates/edits, Kyle would call to understand, propose, and immediately had his team act on it. Ford was the main guy who helped build the structure and was amazing as well. The structure is amazing, and we have been enjoying it every day. The team added lights, speakers, heaters, TV, and basically made it our most enjoyable area of our home these days. Thank you Kyle and team, we cannot recommend Timberline enough. We will use you folks in the future, and will recommend to friends and family. Thank you!

Over the years I've worked with many different contractors but my project with Timberline was by far the most satisfying experience I've had. From project design, planning, installation, and follow-up, there was never a question of what was happening or when from materials delivery, daily project updates, daily progress photos, payment methods, etc. their online project management tools were a easy to use, & no detail left out. . Every person I dealt with throughout the process from project pre-sales, build-up, & completion was courteous, flexible, & professional. The final project ended up looking like it was part of the original house build, not some add-on that looked like "an add-on". The product exceeded my expectations & I'm pretty picky. In today's environment & past experiences, it was a refreshing change. I can't recommend them enough to anyone contemplating a patio project big or small. (Note: in photos, owner painting is not 100% complete nor staining of tongue & groove roof ceiling)

Our average from contract signing to final payment is 145 days for the past 3 years, some jobs take less and others more. If it is a roof only we are normally completed within 3 weeks, if you have an outdoor kitchen, fireplace, or deck add another 3 weeks to your project for each.
This process can be slowed by discrepancies in the initial plan but our permitting department is required to have all drawings to the homeowner within 10 business days from purchase. Once we have approval from sales person, project manager, & homeowner we submit to the engineer. Engineer has 10 days to get us calculations and our permitting department then has 5 business days to make the corrections/changes and submit to your jurisdiction. Most cities average 60 days to release permits but depending on the complexity of the lot, time of year and specific jurisdiction we have seen permitting take as long as 6 months. Once the permit is released we will reach out within 10 business days to set up a pre-construction meeting to discuss scheduling. As building services are generally less busy during the winter, the earlier in the year you can begin getting your permit the better. We get 99.5% of permits but sometimes patience is the key to this success.
This is determined by the project manager and also by how the contract is written, please refer to both the project manager and the contract. Make sure that payments are made on-time, in order to keep the project moving forward.

Unfortunately, there is very little USI can do once the permit has been submitted to move the process along. Keep in mind: we may be overseeing a dozen or so permits at a time, but the cities/counties oversee hundreds. We do our best to ensure that they are keeping on task with your permit and will contact you with any changes and as soon as the permitting process is complete to begin the preliminary scheduling.

The initial fee for Permitting Services covers the time and materials required to prepare the site plan and structural drawings, as well as to meet and negotiate with the various departments involved in processing a permit application (Land Use, Building, Utilities, etc.). Each jurisdiction charges a fee for permits based on the scope of the project. These charges cannot be predicted beforehand, so are invoiced to the homeowner once the permit has been issued. Additional fees include engineering approval, which cities/counties require for various structural connections and footing specifications.
While it varies depending on the jurisdiction, most major alterations to your home require a permit. Factors include the scope of work, the retail cost of the alteration, and the location of the project in relation to your home and lot. Generally, structures either attached to your home, or greater than 30″ above grade require a permit.
If your project requires a permit, USI is prohibited by your jurisdiction to start your project until a permit has been issued. Starting a project before the permit has been issued can result in fines issued to the homeowner by their jurisdiction and could lead to further project delays.
