The HOA is messed up here you don’t wanna move here until you do your research on the HOA! Not worth the HOA due at all! Haven’t used the pool in going on 2 years as well! May be gorgeous but there is now a 3% annual HOA increase so FAIR WARNING BEFORE YOU BUY HERE! The review rating should be at the very highest a 1.5 in my opinion! Do research before you move here!

My wife and I just bought a home in this community. It’s absolutely beautiful and compared to what we have had experiences with, this place is Eden. HOA is minimum, barely 80 bucks. To live like you are living in a National Park. Lakes, BBQ grills, playgrounds, I can keep going and going! The front office with Jackie there to greet you, feels like you are at an attraction. She helps manage everything so you feel privileged living in such a well maintained 900 acre outdoor resort. Thank you for allowing our 2 boys such a beautiful life experience. Keep going and represent the best of Yelm! WoooHooo!

Have had nothing but problems and issues since we moved in 3 years ago. Hoa dues constantly going up due to negligence on the board. And we the people living there having to pay and make up for their mistakes. Not even sure where all the money goes since the parks and everything else is not up kept. The lady in the office Jackie is rude and unprofessional. She had kept referring to my husband as my mother and did not once apologize or anything else. I had told her my husband lost his job and she just stated that she’s glad my husband got unemployment. Which not that it matters but he has not. She just assumed ( and you know what assumption make ) she was snotty and rude and just over all unprofessional. If your looking for a nice place to live I wouldn’t suggest you looking there.

Thw place is amazing I personally live there and it has over 100 trails,4 lakes and 14 parks. And you can go fishing on the lake that only the people that live can go on. It is a no quake zone so you can go swimming. And have restrooms on the trails. The community is very hard to get in to and all the people that I have talked to are very are really nice and my neighbors have watch and made sure that my grandmom was not try to beake in or not allowed to go In when she came over when no one was home. The store at the front gate has snacks and the people at the cash register are very nice. So if you want to live somewhere that the people are very nice and that are trustworthy. And where you can go swimming I would move here.

Yes. I just retired from the Government. For the last 10 years I teleworking 2 days a week sometimes 4. With Covid rules.. full time. Teleworking worked quite well w the service.
Clearwood has about 1,000 homes and we have three to five Wells serving us. I've lived here for 7 years and I love it. Quiet and beautiful. The office is supposed to be open 5 days a week but sometimes they close on Friday for no apparent reason

I'm currently living here and, I've almost been hit by 3 different cars, once I was grazed slightly by a side mirror, the thing is that the Crosswalk where this is continually going on, is barely visible, and you have to literally wait to cross, and also one of those instances I put my hands up, like there's a Crosswalk here, and he hit the brakes and stopped got out and said what was that for, I said you were going 35 in a 20 mile an hour zone. He still was upset, I was just coming from fishing. The office staff say they can't do anything about it because, that's not their area. They have to wait until mid July, and 10 days of warm weather. I just had it out with them and, it was a little heated but, Childish at the same time, waving through the window saying bye bye. Yeah it's weird, I know but, just wanted to know what you thought? Mobile homes are not allowed in Clearwood. All homes must be constructed with wood or bricks.
Bleak to none we were looking for homes there also. But you can buy a booster for the house it works and most smartphones can do WiFi calling but outdoors wise you can enjoy the quiet. ;)
