I was expecting better quality room for the downtown location. We initially had a king suite but had to downgrade to a 2x queen bed room because of the smell, like cat pee. The front desk however were fantastic. Specifically Joann and Noel who were very nice and accommodating.

3.5 stars. The staff for the most part was nice. It was not so much of an attitude that we got… it was more of a lack of appropriate hospitality! The AC cools the room enough but it doesn’t even get close to a cold temperature. The rooms have a weird smell… it’s not bad. Just strange and even febreeze couldn’t mask it. But most importantly… I’m the way the parking structure is made… a pick up truck with any type of lift… can go past the second floor. The ceiling lowers and lowers… I’m 5’5 and at one point I could touch the ceiling without stretching my arms completely. And their solution was to park in the gravel even though we paid for parking. But the location worked perfectly for us. We wanted something that was close to bars and restaurants. And the longest walk we did was about 15 minute. It was great!

I stayed at the Holiday Inn Raleigh Downtown for a recent conference. I've generally had good experiences with Holiday Inn and IHG properties. And I don't write many reviews so hopefully this helps... First of all, the staff was excellent, and particularly Shelby who helped me with initial check in and Noel who offered restaurant suggestions each evening. Also, overall I was happy with the value, location, and overall room quality. It was only a short walk to the convention center, and the room rate was significantly less than the hotels next to the convention center. My feedback is that the site is clearly under-resourced and it was evident in the overall experience: * Fitness center - towel dispenser not working, soap dispenser out. I reported and next 2 days still the same. * Room - several light bulbs out. Shower didn't drain. * Room key - every day I needed a new key. I kept it in my pocket with no other magnetic strips or anything (after the first day) and every time I needed a new one. Perhaps time for a new card system * Breakfast - I understand that breakfast wasn't included but you ran out of water bottles 2 of the days, ugh. All I wanted was water! One of the days you had breakfast grain bars but ran out of that too, following day. I'll still stay in IHG Properties but this property needs a bit of attention.

The location downtown is terrific, within walking distance of many attractions and restaurants, but that's about all I can say that was nice about it. They don't clean rooms until you've stayed for 3 days. No breakfast was a huge disappointment. Parking was difficult in the odd shaped/sized garage. Squeaky AC that didn't work too well. Our room door didn't seal, letting in both light and sound while trying to sleep. Could barely fit in the small bathroom. This price should be a little cheaper to match it's quality. I would only consider this hotel as a last resort.

I'm pretty sure it's 20(minus 1 for the missing 13th floor).
They seem to be reasonable in Raleigh. There is also outside lot, that was completely empty when I was there. $7 vs $21 does not seem to be a deal breaker but it is three different vehicles. Will there be three rooms? I'm curious also of the outcome, let us know.
