I like my little apartment at Georgian Oaks. I've never seen any roaches. Staff is friendly and try to be helpful. Very close to grocery stores, the Smyrna library, restaurants etc. There are train tracks nearby but the brick buildings muffle the noise fairly well. I wish the office would be quicker with repairs, provide advance warning when someone will be in your apartment and also provide details of what, if anything, was done while they were inside.

Kristy was very helpful from the beginning and made me feel comfortable, unfortunately She no longer works there and it shows. Very quite neighborhood, neighbors are respectful and older so no problems there. I haven’t encountered any bug issues since moving in. Although I have been having issues getting clean water in my building. After staying at these apartments for the first 3 months I had brown water, it took maintenance a while to come and find out what was the issue which they never fixed. I didn't feel comfortable taking showers due to the yellow/brownish water. They would not give me any discount on rent or water even though the living conditions were nasty. Before my lease was up I was in the process of moving out so I had a few things left, when I returned they changed the locks and took my deposit without contacting me or anything. They also reported on my credit that I owed rent when they took my deposit. Never again

I cannot wait until my lease is up! Appliances go out without warning and maintenance takes several weeks if not months to repair. The new property manager needs formal training as he is extremely incompetent and lacks professionalism. Roaches, rats, silver fish, I mean the works. Don’t bother contacting corporate because they never respond or address tenant concerns. There are better properties in the area!
