I moved into Element at Deer Valley on November 21st, 2019 and I move out April 20th, 2022. Here’s my in-depth review of this apartment complex. TLDR at the end. Administration: Move-in was super easy. Moving-out, not so much. I move out on the 20th of April, and I had to call 3 times, send 2 emails, and go to the office in person to get my move-out walk-through scheduled. Also, the lease I signed for the 2021-2022 year was not properly updated online; it was still my 2020 lease terms, which proved an issue when I had to buy-out my lease. Bugs: When I moved in, the first night I went out to the kitchen, turned on the light, and I kid you not, 12 roaches scattered across the floor. I called and asked the pest guy to come, which he did, but the treatments didn’t work. I was seeing about 5-6 roaches a night. After buying my own roach killing treatments, I dropped down to maybe 1 roach a week, then after 6 months, I never saw another roach. Pest service only comes to your apartment if you ask to be placed on the schedule. Security: The front gate closes maybe once a week. The catalytic converter from my fiance’s prius was stolen while he was parked in the parking lot overnight. I reported it to the office, who said that it had happened to a few other residents. Once, a homeless man was sleeping on the stairs outside my apartment. Overall, felt relatively safe, but there were these notable instances. Maintenance: Maintenance staff was very friendly and quick to respond, even replaced my dryer within 24 hours of reporting a problem. The community: The community itself is relatively quiet. Every now and then the parking lot will get loud, but it’s not frequent. The trash valet is a bit of a problem. You’re supposed to leave trash in the designated trash can outside your door only at night Sun-Thurs. People will put trash out, not in the container, on Friday morning and let it sit there and smell up the hallways until Sunday night. Fees: My apartment came with 1 parking space, which I payed $5.00 a month to keep. There’s a pest fee, to pay for pest services, also $5 a month. Then there’s a trash-valet fee, $23 a month, and you cannot opt out of this service. Water bill is divided up as follows: the total building’s usage divided by the number of residents, and your bill is based on the number of residents in your apartment. Gas and sewage are included. There’s a $5 fee for amenities, which covers the pool and gym. Fees & taxes add about $100/month to your base rent. TLDR: Admin staff helpful while you live there, not when you move out. Used to be bugs, not anymore, gate rarely closes, maintenance staff very good, not too loud of a complex.

I have toured the Element campus twice with my son and his friend who are on the verge of moving out of their respective homes for the first time. Our experience with Element has exceeded all expectations, and the boys fully plan to move to the community asap. (Just working out a few logistics first). Alecia took us on the tour. Her excitement and realistic perspective was refreshing and really made our experience exceed all expectations! The sense of community at Element is so different from anything I have experienced at an apartment complex, and was truly a breath of fresh air! While we don't have a tenants perspective quite yet, the interactions with the staff, the upkeep of the property and the overall welcoming sense of community has been intoxicating! I am looking forward to this being my son's first experience out on his own, because I truly feel he will be well taken care of!

STAY AWAY!!!!!!! HORRIBLE MANAGMENT!!!! My girlfriend and I applied for this complex about a week ago. We first were in contact with a woman named Kristina who was originally helping us get settled quickly as I was being relocated for military reasons. After getting some information from her we applied and waited for our background checks to clear. After a couple days of no response we called the complex and spoke to a new woman named Alecia. After not knowing we even applied to the complex, Alecia informed us Kristina was no longer working for them and that they had "lost" our file with ALL of our personal information. Alecia then told us not to worry and that we would be cleared to move in on the 24th of January, but after receiving the cost sheet/lease agreement there were many mistakes on the document, including the wrong name and additional charges we were not told about originally. Like a normal person would, we called with additional questions as to why we were being charged extra fees. Mind you we were supposed to move in within 3 days and were not contacted back by the management team. Finally a day after we were supposed to move in, David (who we assume is in charge) emails us saying he saw we were supposed to move in YESTERDAY and sent us over a new cost sheet. This new cost sheet increased the cost an extra $100 dollars and we still received ZERO information as to why there are additional fees. We promptly emailed David back that we were no longer interested in living here as this was a nightmare developing and we would like a full refund of our application fee. David then responds saying we should have asked for a refund 72 hours within the time we submitted our application and that this can not be refunded. Well David, if you didn't have a revolving door of employees and had an employee on site to answer our questions THE DAY OF OUR MOVE IN we might not be in this situation. If this is how Element handles potential tenants including an ACTIVE MILITARY member I suggest you stay far away. This company obviously is a scam and is just looking to make a buck off you even if you don't end up living here. STAY FAR FAR AWAY!!!!!!!!

I just moved out an apartment here after a year lease. The front office manager gave incorrect move out information twice, didn't follow through on what he said he would do, and the office was unresponsive on several occasions, even after I was assured the manager would call. It almost always took multiple calls to the office to resolve issues, starting the first week I lived there.The gates are rarely working. There were regular issues with the lock boxes for packages. Towards the end of my stay people were leaving trash everywhere, which wasn't being cleaned. There were also occasions where the landscaping wasn't maintained. The apartment itself was nice, but the responsiveness issue was unacceptable. I still haven't received the final move out information after being assured it would be given by the following Monday after my move out date....not surprisingly.

how are the public schools near this apartment??..does this school district bus the children to and from the school??..

Yes, they do. The nearest middle school is Deer Valley Middle School and the nearest high school is Barry Goldwater High School. There are a couple nearby elementary schools. I personally went to Village Meadows. All very nearby.

Tried looking on the website for prices however it didn't show. Junjst bc curious on how much is a 1 bedroom 1 bath & what the pet policy Is? Thank you!

They do not advertise prices online and you have to go do a showing at the front office for pricing. They have breed restrictions unless your pet is a service animal or an emotional support animal but you have to supply appropriate documentation. I beleive a one bedroom is around $900.00 base rent, but that was from a year ago when I originally moved in. Hope this helps.
