I knew It was gonna be a long awaiting process selling my house even during sellers market. First me and the wife weren't sure if we were gonna sell the house or rent it out. Matter of fact I've spoken to another realtor 2 months before but never committed because I wasn't sure which route to take. 2 months later I did some research with realtors in the area and for whatever reason I stumbled upon Bill Foder. Like I did with many realtors I researched on, read their real estate info, reviews etc... I read Bill Foders info and I had a feeling in my gut that he was the guy! I called him (ofcourse he didnt pick up dont blame him there are too many scams nowadays) left a voice message he returned my call. I explained my situation. He sounded very knowledgeable and made me feel like everything will fall in place. We started the process. He put the home in the market. Many showings later after 2 days of the home in the market, got a cash offer from an investor. Took the offer. About 2 weeks later buyer backed out. I was so upset and disappointed. But Bill assure me that no worries we will get more offers and house will sell. 2nd round offer jumped on it. Wasn't gonna take it because if the type of loan but Bill opened my perception wider. Took the offer. Now weeks later with some back and forth here and there, we closed on our home with ease. Not only me and my wife are very happy we finally sold our home but to learn that a family (Veteran like myself) with kids will be living in our home instead of some investor who offered cash in the beginning only to back out and who not only would have not appreciated the home we lived in for 8 years where me and my wife saw our boys grow from young teenagers to pre adults. But also who would have turned our home into an air bnb money making business that had become like a plaque in the poconos that once used to be the place to move out to from the city like we did to give our kids a better quality of life. Now one of our sons is serving the country and left to the military 2 years ago. So there were alot of emotions there. Sentimental feelings to be exact particularly with my wife. So not only Bill helped us selling our dream home but he assured that everything will be alright! Now I can finally have peace of mind knowing not only we sold our home but another family like us will be living and appreciating the home that we love so much (minus the snow shoveling and drastic long winter months) I will definitely recommend Mr. Bill Foder to any of my friends, families and to anyone who is thinking of selling and/or buying a home. Trust me you will not regret it!

It Depends on what you're trying to accomplish! There are many variables including Income, Assets, Credit Score etc., Each Loan Program is unique. You may be able to put NO MONEY DOWN. Options for 100% Financing include the VA & USDA. FHA offers 3.5% down payment. Conventional Financing Offers down payments as low as 3%. Not everyone qualifies for each program. States may have down payment assistance programs. In Pennsylvania it's PFHA. There may be local assistance. It’s best to speak with an Experienced Loan Officer to see which program is nest for you.
There are a multitude of steps and timeline milestones however I'll give the short version and explain each step in another question. First -Speak or meet with Realtor Review FINANCES & Obtain a Pre-Aprroval VS Pre-Qualification through a Lender Don’t make purchases with Credit Cards or Buy a new Car View Houses Write an Offer Give a reasonable Deposit with Accepted Offer Perform Home Inspections Negotiate any Repairs or concessions Pre Settlement Walk though Close on the Home. In Pennsylvania we've noticed buyer traffic has increased since reopening in mid-May. Inventory is tight and interest rates are low. New homes sales jumped in May with permits for new construction and housing starts increasing. For sellers they may want to sell why demand is high from eager buyers. For buyers if you find the right house you may want to be ready to make the decision and not take a few days to think about it or it's possible your search may take longer than you wanted.
