Great question! Lots of factors at play including knowing what your home is worth for your market, how much equity you have, the cost of the repair, or update, and so on. The highest priority are repairs. A home in disrepair will often get much lower offers. If you are unsure you will come out a winner in the end, Doug can help you consider the pros and cons. If your home is in good repair but are wondering if doing a few updates will improve your selling price, we can assist with that too! In fact, that is Doug's specialty. Yes! We love helping sellers stage their homes. Often times we can offer staging as a complimentary service. Each home is different, but we have found that staging can be done for very little money--making it one of the most lucrative projects you will do to sell your house. We recommend staging everything, but the living room, kitchen, bathrooms, bedrooms, and outdoor living spaces are the most important. Reach out to hear our tips, tricks and what works best!
Having sold over 4500 homes, I have learned how to price a house from some of the best appraisers in the Texas. I use a similar analytical analysis as an appraiser to arrive at the listing price. I use statistics and a spreadsheet to analyze the most comparable sales in the area. I arrive at a listing price by reviewing the most recent data including hyper-local sales comparables, trending days on market, number of showings, and other relevant data to guide my clients to a full understanding of the current market. The seller is then knowledgable of the real estate market and we agree on a reasonable sales price. There are no shortcuts to deciding on the best listing price.
