The most important thing to do to get your property ready to sell is simplify your contents, including personal pictures, hobby contents, clean interior, clear weeds, sweep porches, power wash exterior, clean windows. The entire property should be free of unnecessary clutter.
Your home value is determined by comparing properties that are presently listed and have recently sold. Compare the square footage, location, amenities and overall condition to determine value.
You don't necessarily need to have the property professionally staged. Getting rid of clutter, arranging furniture so that the home looks larger (less is more), touch up any obvious wear and tear and have the property cleaned both inside and out is important.
There are always buyer prospects, so listing your home for sale in any season may be the right time. As long as your property is in a showing condition it could sell during the holidays, spring, fall or summer prospects are looking to relocate.
30 day written notice will be required prior to the expiration of tenant lease if tenant elects to vacate at lease termination. In the absence of 30- days written notice by either party, the tenancy will automatically convert to a month-to-month tenancy.
Rent shall be payable monthly in advance on or before the first (1st) day of each If Tenant's personal check for payment of rent is returned by Tenant's bank unpaid due to insufficient funds or closed account. Tenant will thereafter be required to pay sums to Landlord by certified funds only. In the event rent is not received by landlord on or before the fourth (4th) day of each month Tenant agrees to pay a late charge of $50.00 plus $10.00 per day for each day rent is not received past the due date. Tenant further agrees to pay $25.00 for each dishonored bank check and the late charge. The late charge period is not a grace period. Landlord is entitled to make demand for any unpaid rent on the second day of the rent
Your application will stay active for 30 days. You can apply your application to any rental property with no additional fees if you are within those 30 days. You must renew your application after the 30 days are up.
Upon approval, Applicant(s) must pay the required Security Deposit amount to M. Scott Properties, Inc. in order to secure Applicant(s) rental of the property. Property may be secured for up to (2) weeks from posted available date. Applicant(s) has (72) hours from payment of the Security Deposit to cancel this application. Should applicant fail to enter into a rental/lease agreement, applicant forfeits the full deposit or a pro-ration thereof as compensation to the landlord for taking the property off the market.
Approval of the application is based on income, credit history, employment history, personal and rental references, and rental history.
Application Fee: $25.00 per unmarried person over 18; $40.00 per married couple; to be submitted in the form of cash, money order or cashier’s check only. This fee is required in order to process your application. This fee is NON-REFUNDABLE.
