Saturday morning we found the basement had flooded and some of the main floor. He made it clear nothing would be done for a long time, then stopped answering my phone calls and emails. I found a company to start restorations. That evening he sent out a new company that was lied to about the situation. They decided to leave before even meeting me. Then Chad emailed, lying that I had refused service and therefore would be paying for things myself. After days of emails he still hasn't done anything towards helping this situation. As a property manager he has an interest in getting me to move out so that he can sell the valuable property and get his commission. But the property is in danger and he isn't helping. And I have a purchase agreement with his clients who are trying to get out of it so they can benefit from the increased equity that I've created here. ALSO.. he took over the management of the irrigation and this morning we found it had flooded out one of our bedrooms!!! There's never been so much water before. Months ago he was not getting us enough water, now too much and right after monsoons and a flood. No thank you, Chad!

The responses from the owners about the negative reviews from previous tenants are unprofessional. Regardless if someone pays rent on time should not reflect the property owners responsibilities to maintain the property and make sure it's safe and healthy place reside. Please do not rent from this pm company. They are scam artists and do not care about the tenants as long as they get their check each month. My vehicles have been broken into, my home was broken into when my things were still in boxes, and less than a month ago there were massive boot prints in the mud outside my back door, so clearly not as safe of a neighborhood as they let on. (Not originally from this area so I wouldn't know) I have been asking for the company to fix exposed electrical wiring in my rental for 10 months. It took nearly 2 weeks for them to send someone to look at my ac unit that went out at the start of summer. It was a blast trying to survive when the unit wouldn't go below 89. The ceiling is currently leaking from the storm and even when reaching out to the "after hours emergency number" there's been no response. So for 3 hours now I have been catching water in a pot wondering if this is going to be another wiring situation where they just pretend like nothing is wrong and simply ignore my requests. The bathtubs have never been sealed so you can see the water going in the cracks and most likely to the wall or floor. There are holes in the ceiling, holes in the floor, chips in the tile that I've cut my feet on more than once, and there is no trim in one room that looks like an add-on so there are open cracks that allow bugs to get in. I have had THE WORST bug problem I've EVER had. Even after spraying. Literally there are crickets that crawl out from under the bathroom vanity or out from the shower knob. It is absolutely disgusting. They've not assisted with anything regarding the bugs and have told me pest control is my job. They don't claim responsibility for the condition of any of their properties and are slow to respond as though it's a major inconvenience to just live comfortably in a house I'm paying WAAAAAY too much for. And to be honest, if you scroll through the other reviews you'll see just how little the owners care when reading their mocking response to each and every complaint. . In response to their response, apparently renters are required to have move in inspections completed as though I am buying the home myself...Because the verbal agreement from the person who showed me the property is not good enough for them to stand by their word in fixing the visible issues.. Seriously just a dishonest company. Thank God my mom is a general contractor and has at least been able to fly into state for some of the more serious problems, although she is unfortunately not a licensed electrician so here I am 10 months after telling them the lights don't work and there's wires hanging out everywhere, and now they're claiming to know nothing of the issues. . Can't wait to get out of this lease and never do business with these "people" again.

Chad jumped in as property manager for a couple trying to get out of their Property Sale Agreement after the equity went up. He acted like a cocky bully in person. Turns out he was filming the interaction. Trying to be helpful to his clients? In court, his testimony didn't match my experience and he only showed 26 seconds of the at least 15 -20 minutes he was on the property. His client admitted we had a Property Sale Agreement and that she had no intentions to be a landlord.. He redirected the conversation. We are so thankful for a correct judgement and I am now hopeful to never cross paths with Chad Cluff again, ever. After reading his other reviews, it seems warranted to the reader of this review about the kind of people who would hire someone like Chad Cluff. *Chad, do you try to sue everyone who tells the truth about your actions, or am I special?

Do not!!! I repeat do not ever do business with this company, they will never fix anything that needs to be fixed. They will be so quick to push for eviction against you they will ruin your background forever. This is the kind of people they are. They don't care about you or anyone in your family. Especially Israel James. That SOB will f*** you over and so will everyone else employed there.
