Terrible people to do anything with…they set their application fee at $291, discriminated against me and my earning method by refusing to accept any other method of proof of income in this day and age where your taxes or bank statements can easily verify same, just because I don’t get pay stubs since I work for myself and file 1099. I tried all possible means to get thru to them and show them I earned way more than they required…they wouldn’t listen and just wanted pay stubs or nothing…even tried to make me add someone else to my lease, charged me an extra $70 for that and even then her pay stubs which were good enough wouldn’t satisfy them, they kept asking for more and more…They had promised me that at the worst I would pay a high deposit but I wouldn’t have any problems with the pay stubs…of course after taking my money that didn’t happen…I offered to pay the entire year’s rent at once just to satisfy them..they weren’t having that either…They made certain to pull this move after they had stripped me of $291 and an additional $70…neither of which applies to the rent or any other service in any way…I got somewhere else now and as soon as I told them I filed 1099 for taxes they asked for my last year taxes n that was it…application fee was $50. Arbor Point is a disgrace and I regret dealing with them in any way…I have never felt this abused, used and taken advantage of in my life…I just decided not to pursue this further legally because if this isn’t discrimination I don’t know what is…but I will leave them to their conscience if they have any.

How the hell are you all charging a $300 non refundable fee just to APPLY ?? And if your approved the $300 doesn’t even go towards your deposit ?? WHAT ?! I used to live in Arbor Pointe and it was nice, have you all read your own reviews lately ?? Rent is high already $300 non refundable fee just to apply is absurd .

The property management team is very responsive. The staff is always pleasant, accommodating and courteous. I have always been greeted with a smile. The community and facilities are very well maintained and kept extremely clean.

If I could give them a zero I would their really rude when I came to the office to fill out an application the staff’s were looking at me up and down and gossiping I DON’T RECOMMEND

No appointment is necessary to tour our community; however, it is always appreciated if you call ahead to make sure we are available to provide adequate time for you to tour and ask questions. Please arrive no later than one half hour prior to closing if you would like to tour the property. Everyone over 18 must have a valid photo ID to tour the community.
If you have lost your keys, you may have new keys made at our office during business hours for a small fee.
If you are locked out during business hours, you can come to the office to be let back in your apartment or garage. Please do not call emergency maintenance. You must call a locksmith if you are locked out after normal business hours.

Yes, Spectrum and Cincinnati Bell are our community cable and Internet providers.
We require a 60-day written notice, which you are responsible for, prior to move-out. If you need to move-out at the end of your lease term, please remember to come in 60 days prior to the lease expiring to provide your written notice.
Yes, if someone is temporarily staying with you, please let the office know so we can accommodate for parking. If someone is permanently moving in, or staying longer than 7 days, they will need to fill out an application to be added to your lease agreement.
You may call the office, send an e-mail, or leave a message with the answering service. You may also submit work orders online if you are enrolled in our online services.

Yes, service members can break their lease without penalty in certain circumstances through the Servicemembers Civil Relief Act (SCRA). Please contact the property manager as soon as possible in this situation. You will need to provide written notice and a copy of your military orders.
Yes, if the lease buy-out fee has been paid. A 60-day notice is required before vacating your apartment, and the lease buy-out fee is $3000. Please make sure that you reference your signed lease agreement and confirm policies with your Property Manager as there could be unique circumstances.
Up to 2 pets, cats or dogs, are allowed. Any number of pets living in the apartment will then require a one-time, nonrefundable $350 pet fee. Monthly pet rent is $40 per dog and $40 per cat. Breed restrictions apply, please contact the office.
You can pay rent by setting up your online account on our website. This allows you to use a bank account (no fee) or credit card (with fee) to make payments.
Rent is always due on the first and a $125 late fee is assessed on the 6th of every month (even Sundays and holidays).
Security deposits will vary depending on qualifying criteria. Standard security deposits start at $400.
Tenant is responsible for Duke Energy. Utilities billed by Monarch that paid by the tenant: Trash/Water/Sewer/Common Gas/Common Electric/Pest Prevention.
