I decided to publicly share my experience since I didn’t receive a response (after waiting weeks) from Corporate or the office. My time here was far from acceptable. The negative experience and interactions started prior to move-in. My move-in date was changed multiple times, even asked while in the U-Haul. When I arrived it was made to seem as if the apartment wasn’t ready and it was my fault for not being able to wait. Since first contact, I made it clear I needed to be moved in by a certain date, for a new job. I was told there was no walk-through and things were rushed. Upon entering my unit, I was disgusted at the overall condition. I was told that my unit would look just like the office unit and the pictures, and it couldn’t have been further off. The apartment was disgusting and I could tell that it hadn’t been cleaned adequately. I had to deep clean it before unpacking. The unit was freshly painted, leaving paint drips all over the carpet. I complained multiple times about the paint job and was told something would be done about it. Then I was told that I would be provided a gift card for my inconvenience. After inquiring multiple times nothing was ever done. I got charged for leaving what was considered 'trash'. Shelf-liner on the deteriorating kitchen cabinets, and tabs for the broken blinds to prevent them from falling. The kitchen cabinets were in such poor condition I was afraid my dishes would fall through. The baseboards were weak and there were stains, water damage, and rough wood spots. Figured I would try to make it more appealing. Also figured they were being replaced since the unit above and below me were completely gutted.I was told renovations would take place after I moved out. In regards to the blinds, I purchased clear plastic tabs to fix the blinds that frequently broke. The office's response was "I should’ve filed a maintenance request'. Yet tenants were told for months maintenance was only responding to emergencies. Move-in day, I had found a drawer full of outlet covers and screws. I put them in a Ziploc baggie and gave them to the office. If I would’ve left a drawer full of something in the unit I would have been charged. Upon using my dishwasher for the first time I had discovered, one of the workers had put dish soap in, which caused a mess. (There was an outlet cover on the rack) Not to mention how my washer and dryer did not work for the first month despite being brand new. Some other issues I encountered was; leaky bathroom sink, stolen packages, outside door not having a lock, moldy rotting windows, backed up tub due to other tenants, disruptive tenants, excessive amounts of emergency water shut offs, seals on the windows were bad. All the doors were freshly stained when I moved in but only the front of them. The laundry room was never repainted even though I was told multiple times it would be. The biggest issue was when the unit above mine flooded, all the way down to the first floor. This happened the night before Thanksgiving and repairs were not finished until March. I threw many items away that were saturated. Because it was a holiday weekend I was not contacted. I had to go buy my own heavy duty cleaning supplies to get the water out and deep clean items that were salvageable. I was not provided any cleaning supplies or reimbursed. I went over a week with no wall/ceiling and so much debris I couldn’t walk barefoot. I was basically told to deal with it as it was at the discretion of the contractors. Was told by a male employee, that 'as a woman, could see how I'd be uncomfortable showering without a ceiling'. The way this was handled was extremely unprofessional and was very dragged out. Trying to get a response from the office usually took days, not to mention the delay I always felt with maintenance or contractors. I could go on and on about all of the things that were falling apart in this unit, or how many things broke or went wrong in my time there. Pictures don’t do justice.

They reneged on an agreed upon move-in date for my girlfriend, a date she paid to reserve. Instead they have away her attorney, leaving her scrambling to find a backup.

I've loved living here! The office staff has always been nice and accommodating. I had issues with maintenance in the past but the newest team they have has been wonderful! Sad to see the stories people are telling that they experienced with the previous manager. I thankfully didn't have any encounters, but the treatment I've been getting as of lately has definitely been a lot better than previous managers.

I Would not recommend this apartment complex for several reason. I want to give a thorough response explaining why. First is there is a total lack of communication from management. A situation arose where we were told that our storage room was going to have a washer and dryer hook up installed into it. Due to the work that had to be done, the storage room had to be cleared out by the start of the upcoming week. We understood and moved out all the boxes and big bins that were utilizing the storage room space into living spaces of the apartment, which resulted in a very tight and cluttered apartment. Management said they would be finished with the project within the week. It stayed like this for 3 weeks before an email was sent telling us the work was postponed and we could put everything back for the time being. A month later the order to clear out the storage space was given to us again and we waited for 2 MONTHS before another postponement was emailed saying we can put things back. 11 weeks of a cluttered apartment for a dyer and hookup that hadn't came yet. A third request to clear out the storage room was asked and another 3 weeks passed by with no workers coming in. The property manager ended up visiting for an unrelated annual general maintenance check, a day later then what was communicated to us via email. Here I expressed our frustration with the situation and for the first time, he gave an an actual reason for the postponements. He also told me a 3rd postponement was made. A postponement that wasn't communicated to residents who had to use there living space for storage thinking workers were gunna come any day now. My lease ended before any washer or dryer hook up was installed. To add to the point of slowness of maintenance, the shared apartment washing machine AND dryer was down for a month and a half. They contract people out to do these repairs and apply no sense of urgency to the contractors. They find themselves cleared of any fault regarding the issue due to it being a third party maintenance issue. Another reason is that there are areas of the complex that completely flood when it rains for a day. The walk way to my apartment would puddle up to your mid calves. If you didn't have big rain boots, your socks, shoes and pants leg would be completely soaked. Ive seen the property manager take a picture of the flooded area, which shows me he is aware of the issue. 5 month later not a single initiative was put in place to fix or relieve the issue. Lastly, they increased the rent of the unit after some improvements. These improvements were a painting of the hall way and doors. Also a new coat of paint on the balcony. The split and rotted wood were “fixed” with a coat of paint. No additions to the units themselves. I didn't believe the rent increase was justified by these actions. All in all, I would not recommended leasing an apartment unit for delta square apartments.

DTN properties can range in price based on demand and by individual units. For example, if you see one unit for $859/month (for 11 months) in January, that may change by next week. To give you a ballpark though, I've seen some units go anywhere from lower $700s to $800s.
