Modern high density housing is on obviously in demand. This entire complex including restaurants and other walkable amenities is what we should be building. Now if they would just put in light rail connecting Bristol to Providence people that live in this area wouldn’t need to drive anywhere.

Way way over priced for a box that overlooks the Barrington river!! It's all about greed!

I lived at 99 water St in between selling my condo and purchasing my new house. It’s a great area of Warren within walking distance of some of the best restaurants in the east bay. The east bay bike bath is close by and the harbor views are incredible. The apartment was new and looked modern. The management is fantastic. The building is cheaply constructed without any thought put into it. The building maintenance is great but they are chasing serious exterior issues but they are fixing it before it becomes a major problem??? The doors don’t always close correctly.I lived on the first floor which is a concrete deck above the parking garage. The floor was uneven and was very cold.I had to wear at least socks at night. The AC pipe makes a weird noise. On the left side of my apartment the light switches are on the wrong side of the wall. I had to leave my light on at night OR I would enter a dark bedroom, then I would have to walk around the door and close the door to access the light switch. I could hear the garage door open and occasionally the CO2 alarm. My $300 dishwasher with a rotary dial (yes a rotary dial in a $2600 apartment) was broken for over 10 days during thanksgiving week. It took multiple visits and the replacement parts cost more than the value of the dishwasher. They should have replaced it. It was a waste of my time having to wash dishes. I broke my lease early. Even though they have people calling regularly to lease apartments with no vacancy , the manager made me give 60 days notice and 2 months rent. Then they asked if they could paint the apartment and get it ready since it was vacant (I gave them extra week after the second ask) because someone wanted to move in ASAP (I had moved out two months earlier ). Oh, when you leave you have to professionally clean the rugs or get charged. A attached the water infiltration pic and you can see the walls aren’t straight by the door. A lot of the walls aren’t straight. If you need a place to stay by the water and town then it’s perfect spot. Thank god they aren’t selling them. That would be a disaster for the new owners.

I’m so happy here. The location is perfect, the building is always immaculately clean, and maintenance issues are resolved quickly. I work from home full time, and moved here just as I began studying for the bar exam. I was able to work all day and study at night and on weekends in absolute peace, which I’m convinced is how I was able to pass the exam. Neighbors are friendly and polite. Even the dogs who live in the building are nice. I couldn’t ask for a better place to live.
