Great job on managing my property!
aaron beams
Scott treated my wife and I very poorly. I was surprised to be treated so rudely by someone who claims to be professional. I called to see if they would put a storm shelter in. Guess what I got…rude and unprofessional response, higher rent, and still no storm shelter that he said was approved by the owner over a month ago. Scott was extremely condescending when he did finally apologize. This guy is a straight up salesman and will say stuff just to get you off the phone or out of his hair. We pay our rent on time every month and they have had zero problem and zero calls from us, so to treat good tenants like this for no reason at all is pretty pathetic. But let’s face it, my comment will be the only satisfaction I get cause I’m in a contract and nothing I can do, that’s why he treated us like that, cause there are 1000 others who would gladly rent my house…so therefore it’s okay to be rude to the expendable? Thanks Scott for reminding me Just how low some people really are.

In the case of military services, landlord-tenant laws allow you to break a lease. You can also get out of your lease without penalty if you are facing domestic violence or an unsafe environment.
Some states in Oklahoma allow landlords to keep the tenant’s security deposit if the tenant breaks the lease. It is equal to one month’s rent. Get to when can the Landlord Keep the Security Deposit.
1. Seal any cracks or holes on the wall. 2. Dispose of garbages regularly. 3. Store items in safe enclosed containers. 4. Reduce areas where pests can hide. 5. Remove any source of food, shelter, or water.
Some of the most common reasons for a credit check failure could include: 1. No way your name and address could be verified. 2. You may have failed a credit check, not due to any financial difficulties, but because the landlord was unable to confirm who you are and where you live.
Following are the essential things to consider while screening tenants; 1. Credit Report/Score 2. Criminal Background and Eviction Checks 3. Current Income 4. Landlord References
Squatters can be evicted, but lawfully. If you are left with a situation where evicting squatters is your only option, find a legal professional in your area to find out what rights they have and what rules you need to follow.
Oklahoma doesn’t have specific laws to remove squatters from the rental property. In order to get rid of squatters go through civil methods, if it doesn’t work, a landowner must file an eviction in order to have them removed.
You can take legal action. Acting under a court order for possession is the ONLY legal way you can physically evict tenants from a property if they refuse to leave. High Court Sheriffs can help you with the process.
Dealing with abusive tenants can be difficult. Take the emotion out of the equation, communicate with your tenant, and know when to stand firm and when to compromise. You can use the rental agreement to back up your arguments.
Investors must be involved in the rental properties that they own. As a real estate investor, one needs to participate in the operations of their real estate in a regular, continuous, and substantial way.
You can become a successful real investor. You just need to cope with the fear. A mentor can be a big help. Once you start investing real money, you start to get out of your comfort zone if you haven’t done it before. That’s when you may find yourself making excuses that keep you from putting your money at risk.
You can, but it’s not simply banging on the door, and demanding they leave. Depriving someone of their right to a home is an issue taken extremely seriously by the courts. So, a landlord looking to evict a tenant is to do everything following the law.
Depends on the situation. If tenants agreed to the fee at the outset, they can’t defend it during move-out. But if the tenant didn’t agree to any exit fees, then landlords have no right to charge you after you move out.
Having utilities include properties is beneficial as it simplifies the method as you simply have your landlord to deal with, who can at that point choose any complaints you will have with the diverse utility companies.
Although these are not really considered “utilities” by most individuals, it is not unusual for them to be included in rental units where the landlord pays for all the other utilities on the list including water and electricity.
After evicting a tenant, the first thing landlords need to do is change the locks. and then, focus on repairs and maintenance, home inspection, and much more.
In Oklahoma, landlords are allowed to evict a tenant who is renting without the benefit of a written lease, otherwise known as an “at-will” tenant, without cause. The process a landlord must follow to evict an “at-will” tenant depends upon the rental arrangement.
This notice is given to the tenant if the tenant has in some way violated the lease. For example, a landlord could serve this notice on a tenant for failure to pay rent. In this case, the tenant would have 5 days to pay rent. If the landlord accepts any money from the tenant, the notice is canceled, and the landlord would have to serve another notice for the remaining balance of the rent. This is how an eviction notice works.
In Oklahoma, if a tenant does not pay rent on time, the landlord must provide the tenant with a notice for five days to pay the rent. If the landlord does not get the rent within 5 days, then the eviction process can legally proceed.
Evicting an Oklahoma tenant can be very difficult because it’s not always easy to prove. You need to go through various legal procedures.
One of the best ways to prevent your house from squatters is to place signs at the front of your house, which states that you are not interested in renting it out. -You can also take measures to make it difficult for them to get in by erecting fences or closing doors and windows.
The reason for the legality of squatting in the US can be traced back to the time of European Colonialists. At that time, the official owner for the majority of the properties was undetermined. So, people from Europe were given the ownership of a land-based on the fact that they worked/lived in that land.
Most of the homes will need exterior upgrades regularly. Otherwise, it depends on how are you handling your property. In case you own a newly renovated rental property or need some ideas on updating it, the property management OKC has your solution.
Yes. The best reason to renovate or upgrade your rental property is to maximize the return on your investment by increasing rent. If your goal is to get the most tenants, this is the scheme.

No, there are fewer of these types of buildings for individuals at poverty level income.
If a section 8 inspection failed after tenants living on the property, you as the landlord have to reschedule the inspection date. If the repairs aren’t done by the next inspection date, the rent subsidy will be suspended.
Extensions depend on a case-by-case basis and the nature of the problem. There will be no extension granted if the violation is serious. If the violation is serious, no extensions will be granted. The owners have to make any efforts to fix all the violations in a timely manner.
Property owners are allowed to use basic measures to get their properties back. You can place signs at the front of your house, which states that you are not interested in renting it out. Ask your neighboring property owner to be careful and inform if any kind of suspicious activity is happening.
Once you get a clue that there’s a squatter living on your property, it’s essential to consult with state and local laws. Removing squatters by force is dangerous and may result in criminal charges against you. For that, you should avoid: Locking them out by installing additional locks or changing the locks. You need to file a report first and then the local police will guide you.
The police can remove trespassers immediately. However, they can’t remove squatters. Getting rid of squatters takes you to file a report first. Ask the police if they will report the squatters to the property owner. If they won’t, then you need to consult the owner to get rid of them.
Actually, evicting a squatter is as difficult as evicting a traditional tenant. Many squatters try to gain tenant rights. This creates more difficulties in the eviction process. It can also lengthen the already long eviction process.
Yes, the landlord can force the tenant to leave if the lease agreement has been finished. However generally the landlords provides the notice of termination to terminate the lease agreement.

The following factors can disqualify you from Section 8 Housing. 1. Have committed fraud 2. Not paying rent on time 3. Violent criminal activity 4. Drug-related criminal activity 5. Serious violation of the lease
Squatters’ rights are legal in Oklahoma City. Squatters can settle on the unoccupied or abandoned residential building or area of land without lawful permission and can apply for squatter right after settling there for a specific period of time.
Possession becomes ownership when an individual has lived for a specified period of time and applied for the legal ownership in the court along with all of the proofs that he has met the requirement for adverse possession.

If the tenant doesn’t pay according to the lease, the property manager then may have to take them to court in order to collect on the lease.
You pay a fixed rate in an apartment for all expenses charged, and the landlord is responsible for covering basic utility costs.
Income criteria for an all bills paid apartment are that the rent cannot be more than 50% of their take-home pay
You can move into most Section 8 Housing properties within two to four weeks of getting approved and receiving your vouchers.
It depends upon the property. You should allow at least 30 days from the day in which the property is ready to rent?
Once the Property Management OKC Section 8 team receives a housing voucher, it usually takes 2 to 3 weeks for the agency to schedule their inspection.
Generally, most lease agreements don’t allow the tenant to change the lock without the permission of the landlord. The lease can prevent tenants from changing the locks without notifying landlords and giving them a copy of the key immediately in states where the laws surrounding this are more restrictive.
No. OKC Home Realty (doing business as Property Management OKC ) does not charge any set up fees.
In the state of Oklahoma, a landlord is allowed to evict a tenant who is renting without the benefit of a written lease, otherwise known as an “at-will” tenant, without cause. The process a landlord must follow to evict an “at-will” tenant depends upon the rental arrangement with the tenant.

If the section 8 housing inspection fails before tenants move in, you have a chance to fix all the issues. Keep in mind, the tenant’s contract cannot be signed or moved forward until you solve all the damages.

Managing a rental property can be a time-consuming business activity. Performing activities such as finding tenants, tenant screening, regular inspections, dealing with repairs and maintenance, and other aspects of managing properties can take a lot of time, especially if you own several rental properties. Self Managing is not referred to as you are not capable of dedicating a dedicated time for rental property management.

Eviction is relatively inexpensive. The process server will run you for less than $50. At least it costs $58 to file for eviction. At the time of this writing, the sheriff’s writ will cost you $115 in Oklahoma County.
The lease termination and eviction are two different terms. A lease termination is a legally required document to terminate the lease agreement whereas eviction is the actual court process to remove the tenant from the premises.
Only if you and the occupant have mutually agreed to prematurely terminate the lease and both have signed a formal agreement on the surrender of the lease.
Oklahoma is normally considered a landlord-friendly state because landlords have the potential to raise rental prices and evict tenants. There are also a few rules and regulations about the maintenance and redistribution of security deposits.

Squatters can be evicted once the real owner finds that his property is being occupied or being claimed by the squatters by taking legal action against the squatters with all of the proof that the property belongs to him.
