You should prepare yourself for a big hike in your rent when they send you a notice to renew your lease. I am leaving at the end of my term because they increased my rent 20% even though I always paid the rent on-time and took a good care of the apartment. None of the people whom I know experienced more than 5% rent increase in other complexes, so go for somewhere other than Flats at WBV and avoid headache of moving just for crazy hike in your rent!

First, Katya, Brittany, and the rest of the management office are super attentive and accommodated me at every turn. They always answer the phone and respond to emails very fast. My neighbors were all very friendly as well. I recommend living here if you are looking for a place that has a lot to offer as far as conveniences go. One of the other assets this place has is very thick walls. You likely won't hear your neighbors, but you might hear noise above or below you. As others have said, cars can be loud at night and if you are in the building that has mona lounge, you maybe smell cigar smoke sometimes in the parking garage. Overall it was a great experience here, and thanks to the staff for being so wonderful.

I lived in The Flats for a little more than a year and thoroughly enjoyed my time there. The apartments are incredibly well located with Whole Foods, Trader Joe’s, ACAC gym, Ray’s Italian Ice and Frozen Custard and Color Wheel Coffee all within walking distance. The apartments are quite spacious (high ceilings) and the renovated units in particular are beautiful. Rentals come with access to the community pool which is a wonderful perk throughout the summer. The Flats put on a number of events throughout the year (outdoor movies, concerts, Easter egg hunt, etc.). My three year old son had many a blast and always asked what event was next. Whether your plan is short-term, long-term or TBD The Flats and its wonderful team has you covered. I couldn’t recommend it more!

The Flats at West Broad Village is a fantastic place to live and hang out in the Richmond area. The units in the complex are spacious and very well maintained with state of the art appliances and large closet spaces. The complex is very dog friendly and has a lot of green spaces around for taking walks and getting dogs outside. The area consists of businesses on ground level floors and residential living spaces on 2nd, 3rd, 4rth and 5th floor spaces making it very convenient for doing things close to home. There are many places in West Broad Village for dining out including Park Lane Tavern, Mona's Lounge, Bartizan, Thai by the Sea, Burger Bach, Bone Fish, Chuey's, Dave and Busters, Juice Bar and Carraba's,. There are spa's, Transistions Float Studio with salt room, laser spa and great places to work out including ACAC and The Flats amenities gym in the complex and community center with new state of the art world class fitness equipment. The Flats is an ideal living community and the management and staff do a phenomenal job keeping it in tip top shape. Lately they were in all of the units changing our air filters (THANK YOU) and also provide staff to pick up trash nightly outside your door (Trash Ferries) along with constant maintenance and upkeep. The Best part about The Flats for sure is their staff including Brittany, Katya, Susie, Emily, Kenny, Ali, Daniel and Eve. These people are the people that take care of all of the tenants on a day to day basis and are the face of the organization. They are super friendly, professional and efficient to take care of all of the needs of tenants. They do an excellent job and deserve credit for making the place run smoothly and adding a personal touch to helping tenants. The amenities at The Flats are first class - everything from the pool area, the community center, the new and awesome gym and work space for tenants (which is where I am writing this review) and the well manicured green grass areas around the entire complex full of flowers, trees and park benches. Free breakfast sandwiches on Friday mornings (Thank you Brittany), free coffee in the residential work space lounge areas and more throw in that extra touch along with social events monthly. (Check out their Facebook page for monthly events and dates) If you are looking for a great place to live in the Glen Allen - Richmond area you will not find a better place than this. Stop by and see for yourself and if you are not moving, check out the list of great restaurants, spa's and things to do on a Saturday afternoon. It is truly a world class community and great place to visit and hang out too! PS: As if all of that was not enough there are a lot of great people that live here - friendly neighbors, tons of free covered parking and a security building that helps keep everyone safe:-)
