They were not reliable, charged me for repairs every single month without asking me, took insane decision about a roof repair, delayed everything, were not responsive. Worst experience ever. I do NOT recommend them at all.

Property maintenance is integral to maintaining the homes' value; as well as keeping tenants happy. Also, you have a legal responsibility to maintain your property. Putting your tenants or their guests in harm's way because of a poorly maintained home could lead to lawsuits that eat away at the return on your investment.

I’ve used this service twice and have NEVER had them respond promptly. Once was for a leak in the ceiling (they got back to me the next day) and the other was when I was locked out with my two small children on a 90 degree day. After three hours I was able to get a ladder and go in through a window.
We provide leasing and property management services throughout Washington DC, Maryland, and Northern Virginia for the following property types: Single Family Homes, Individual Condo and Coop Units, and Small-Medium Multifamily Apartment Buildings (typically 30 units or smaller). We do not manage HOAs or condo associations, but we do manage individual units within a condo/coop building. If you'd like a referral for Association Management, please let us know and we can give you some guidance on other companies who service that niche.
We never require an escrow from our clients. For any pre-approved repairs to your home, we pay for the costs up front. We then invoice these costs and debit them from rent collected at a later date. This way, our homeowners never have to go out of pocket, they simply need to approve the repairs. Our auto debit system will take care of the rest.
If this is your first time leasing your home, we strongly recommend you contact your insurance provider to ensure there is not any additional coverage you may need when your home is no longer your primary residence. Since each insurance policy is different, we encourage you to consult your insurance agent regarding any potential changes. We're happy to recommend some insurance agents we've worked with in the past, if you'd like an introduction.
We provide financial statements for all of our clients via email each month, and provide a year-end statement for tax purposes. You may also access Profit & Loss statements 24/7 through your client portal account. We keep all financial transactions recorded and itemized so you can maximize all applicable tax deductions.
If you have a preferred contractor, we'd be happy to get them setup within our system as the primary vendor for your property. We do also have an extensive vendor network that we've spent 15 years cultivating, so we're confident we can provide the highest quality of work for very cost-effective rates. Many of our vendors offer "Nomadic Discounts" to our clients, and we pass that savings along to you.
The rent is automatically deducted from tenants' accounts the first of every month, and clients receive rent credit to their bank account on the third business day. The auto debit and credit system streamlines this process for complete peace of mind. Our unique rent collection process provides our clients an incredible level of consistency and helps keep our delinquency rate far below 1%.
Yes we do accept vouchers. All prospective tenants must go through the same application process regardless of source of income, and must qualify on the basis of credit and rental history.
