Update 10-20: our new manager seems to be ON IT! I am optimistic that things will keep improving as they have since July. Have already seen vast improvements after my first year and a half and maintenance seems to be stepping up to the challenges an older complex faces. PS: I was asked by management to update my review. Update 9-2020: Well well, here it is September and our THIRD manager this year just resigned. She was making a great impact and was really sorry to see her go!

I moved out in 2019. Initially when Patrice was the manager this place was amazing. After the change in management everything went downhill to the point I just moved out at the end of my lease. I had mold in my apartment and they said it was dust. I took the evidence to them and all they did was repeat its just dust. I bought a mold test and they still didn't believe me. The last 7 months of my lease was the worst experience in an apartment complex I have ever had in my life. The management seemed to have no regard for the safety of me or my animals in this issue and failed to remedy the situation.

On day one, I was locked out of my apartment because my smart home system was not set up correctly and the maintenance guy forgot to give me my key. So we waited outsidethe apartment for a few hours at 10pm because that's how far away THE ONLY maintenance guy lives. Then, around May of last year my dishwasher broke, and I called and left a message to get it fixed. No response for 2 months. So i went inside and put in a formal maintenance request. After that, the new maintenance guy came in and looked at my dishwasher and said he'd have to order a new one. Ok, fine. It would take like a month, he said. Whatever, sure. So SIX MONTHS go by and he comes to look at the dishwasher again. He apologizes and says he must have missed the "reset button" the first time... And that it didn't need to be replaced after all. So I went EIGHT MONTHS without a dishwasher for no reason. Additionally, I have put mail in the outgoing mailbox and had it sit there for 3 days until I finally asked the desk lady to make sure the mailman takes it... That letter never arrived at it's destination... I can only speculate on what happened. Just this morning my water heater gave out. Oh, and other residents have warned me that the apartment manager Amanda is "shady as hell" and warned me to be careful when dealing with her. I would not at all recommend moving into Amalie Point Apartments. Money is their bottom line. **EDIT**: Well well well, I'm still living here and I'm STILL adding things to the list of issues. Back in June, water suddenly started leaking out of the drain above my toilet. It was so bad that I kept a trash can on top of my toilet to collect water, and I emptied it every couple of days. I took pictures on day one, and put in a maintenance request. I waited about a week with no response. Eventually they told me "maintenance was very busy and would get to it when they could." Ok, sure.... After about a month, maintenance cut a hole in the ceiling and fixed the leak. The hole is still there to this day; the wall and ceiling are warped from all the water, and paint is peeling off the walls next to my shower. If you go on the Amalie Point Facebook Page you can see other people have had almost the EXACT same problem. I really do think the maintenance guy is trying his best, it just seems like too much work for one guy. For another example, all the outside lights in my building have been out for several months... I've told them about it at least 3 times and at this point I'm giving up on it. I even saw the maintenance guy replace all the bulbs but it still doesn't work, meaning it's probably an electrical issue. I would not recommend this place to anyone.

The view is beautiful!! I’ve heard that the new building that was rebuilt due to fire damage is also very nice. That being said, here’s a REAL review of the rest of Amalie Point... before we even moved in, management had changed. We were told that management changed often due to the small size of the property and that managers use Amalie as a source of experience to further their careers as property managers. The apartments and appliances are all old, needing constant repair. This causes a problem in that there is only one maintenance person. The fixtures are old and installed incorrectly, faucets leak, the tubs spray water from the shower and bathtub simultaneously. All of the warped particle board cabinets and countertops are just painted over (with dust, debris, and insects also). The insulation is terrible, huge gaps at the doors, making it nearly impossible to maintain any temperature (cold or hot). The tenants throw garbage in the parking lot and all over the grass. The parking lot is too small for all the cars. The 2 car maximum is not enforced, causing numerous dings to our vehicles and difficulty getting out to go to work in the mornings. The wooden walkways are in ill repair, a whole section of the 3rd story railing is still missing, although they were kind enough to wrap it in caution tape. The pool is green and still not open. We’ve been told by neighbors that for 14 years, it’s never opened on time. The laundry facilities are apparently leased out to a company that won’t upgrade the old machines that often stop working. All of these seem like small inconveniences, but combined it’s a daily headache. The property manager and maintenance are both very kind but obviously understaffed. Just know what you’re signing up for.

Can I move in if I was a co-signer for a previous tenant was left before the lease was up?

Co-signer's are qualified with by the same guidelines with the exception of an increased income requirement. If a co-signer had an unpaid broken lease or eviction on their credit, they would not be qualified.

What time does your pool open to close

Yes! Are Qualifications are as follows; We require that the combined income of the household is 3x the amount of rent. We also require a minimum credit score of 580. If either of these requirements are not met, we can still consider the application with a co-signer. We also run the background check to ensure no serious criminal history and that no money is owed to other communities or utilities.

I don’t have credit can i rent if I’m willing to pay a large advance on the rent?
