If there is a lot of interest in the space OR the space will need a significant amount of improvements expect to sign at least a 3-5 year lease. Especially in downtown Austin
For older buildings (typically class C space) rates will be $30 to $35 SF total. Most other office buildings in downtown Austin are asking for $50 to $60 sf gross.
