Do not entertain any offers from this broker/hedge fund. They offered a quick closing and over asking, only to ask for a $40-60k reduction after inspections are complete based on a missing GFCI plug or gutters drainage to short, or from unlicensed electrical inspectors. Totally unjustified price, meanwhile your house is off the market. They offered $237,000 but reduced it to $180,000 situation, only to strong arm sellers into selling. It’s definitely a very unprofessional broker, very rude offers especially wording, like “we are moving on”, “we do not play games”, “you only have tonight to decide” if you don’t sell at this price. As you can see, I didn’t bend to their game, I don’t want anyone else to fall for it either.

We used this realty to sell our house. Our agent was Parker Wood, who is in charge of their brokerage. Throughout the process of the sale, things went fine. There were hiccups here and there, but nothing crazy. Responsiveness from Parker was sometimes hit-and-miss. However, he sold our house and explained the process to us well throughout. Once the sale was final, it was radio silence. We didn’t have any communication reciprocation from Parker at all after our closing. No congratulations. We had a leaseback agreement with the buyers and were owed our leaseback deposit back after vacating the house. We reached out to Parker multiple times on getting our deposit back, and were just ignored. I eventually reached out to the buyer’s agent myself after looking up her number on our closing docs. I told her about the deposit, and within 2 minutes she responded, then within 30 minutes confirmed a check would be sent. It’s pitiful that the buyer’s agent was more willing to resolve the situation than the agent we paid to represent us. In this market, we chose this realty because of the fixed rate fees in lieu of a traditional 3% commission. I suppose you get what you pay for. I will not use them for my next real estate transaction.

agents and sellers - be cautious on offers from this broker/hedge fund. They offered a quick closing and over asking, only to ask for an over $40K reduction after inspections - which was not a justifiable number. They won out in a mult. offer situation, only to try and purchase a home WAY under market value. We feel that it was very much a bait and switch situation and has caused the seller to lose out on other offers.

Sheldon with Josh DeShong Real Estate made an offer $20k over listing price, then came up with a story about bulk insurance rates changing and lowered his offer to $20k below listing. Meanwhile, I missed out on multiple interested parties who couldn't view the home because it was under contract. This is a poor business model and I would strongly advise any sellers to use caution if they receive an offer from Josh DeShong Real Estate. They are a scam and tarnish the image of the industry.

Our salesman said that they do not do open houses. Just fyi. They had numbers on number of dales resulting from open houses. Very low.
