This is one of the worst companies I've dealt with in a long time. I paid over $26K for foundation raising and cement leveling. As a bonus I received the privilege of being delayed, ignored, brushed off, and lied to. It started with the hard sell from their salesperson..."you only get a discount if you sign a contract today." They were backed up so far that it took over 6 months for them to get to my project. I reported concerns about a bulge in the side of my house, cracks in the stucco, and large cracks in the garage about 9 months later. I had to call and email several times to get someone to talk to me about the issues. I was assigned a warranty rep, Tom Cox, who regularly doesn't return calls, texts, or emails and has a 1,000 excuses about why he's not responding. He said they had to send someone out to rerun the level test and that I had to pay for it. Then nothing for weeks. After a couple of months of chasing him, he came out to my house for 5 minutes took pics and left. Finally, I received a message that their engineering department didn't find anything wrong despite the obvious damage. After chasing him again, he finally came out for 5 minutes and took more pics followed by a couple of weeks of nothing. Once I ratcheted up the pressure, I received a new message that according to their engineers nothing was wrong. They refused to send an actual engineer out to look at the problems. I asked several times to speak with the owner which were ignored. When I threatened to file a lawsuit and complaints against their license, their head engineer and their customer service manager reached out and offered me $300 to go away. I rejected the offer and told them I was filing complaints if the owner didn't call me within 24 hours. Bob Brown finally called and gave me a story about how nothing is wrong. I explained that the damage they had done might cause a problem when I tried to sell my house. He said that he would write a letter stating that nothing was wrong. The letter was intentionally misleading, filled with inaccuracies and statements of self-protection. He refused to correct the letter. It took 4 1/2 months from the time I reached out about the issues to get this far. How can I trust anything this company or the owner says? This company claims to provide excellent service. It's a lie. I suggest that you stay far away. Find a company that is responsive and stands behind their work.

Tree roots may be the root cause (pun intended) of the issue you are experiencing. It could also be a plumbing issue. The best way to determine why this is happening would be to have a Forensic Analysis of the foundation only after having a plumber consult on the water damage / make needed plumbing repairs. There are several reasons for stem wall cracks. If the crack is Horizontal, then there's a strong possibility the rebar has oxidized and is expanding. Vertical cracks can be simply weather changes, mild shifting or the J-Bolts have rusted. If an Orange-Brown color(rust) is seen in the crack, then Expansion from oxidation is a strong indication.

A concrete stem wall typically fails as a result of oxidization (rusting) of the rebar inside of the stem wall. Symptoms may start out as small, hairline cracks in the concrete stem wall before flacking, spalling & crumbling. The longer the concrete stem wall repair is delayed, the more it may cost to fix.
