I've been living here a month and the service is quick and efficient, and the area is nice, but the apartment that I was given was so dirty that I still haven't been able to fully clean it. The vents had caked on dust and grime, there was a thick layer of dust on the fireplace (and on the windows, and the cabinets, and inside the ventilation), there were cobwebs everywhere, all of the kitchen appliances are old, scratched and stained. Same with the cabinets. The microwave fan was so dust and grime covered that you couldn't even tell what color is was supposed to be. There were even a few dishes left over from the previous tenant in the dishwasher. I've approached the management about it but they said they wouldn't do anything. Maybe I just got "lucky" and got the only horrible apartment in the complex, but this has been my experience.

the complex is well maintained. The staff is courteous and attentive. I don't live there but I have friends that do and they live it, especially the proximity to everything in Webster NY.

Webster Green, the definition of greed and selfishness. We've lived at webster green apartments for almost 5 years now, signing new leases every year and as expected the rent has gone up every year. We started at about $1500/month and our last lease ended at about $1900/ month after taxes and fees. After 4 years of increasing rents my wife and I decided to try and purchase a home instead of paying for rent. We informed management we would be pursuing the purchase of a new home and asked what our options were. While i anticipated a slight increase on a short term lease we weren't ready for what was offered. Our choices were either month to month at about $3k a month or a 3 month for $2250 plus taxes and fees, almost $500 month increase. That was on top of the $100 increase in the long term lease we had already been paying. As far as I know there's no way out of this money trap. We expect to sign a 3 month lease and just pay the extra $400-$500 a month to give ourselves some time to find a home. No flexibility on Webster Green's part, they don't care, they are just trying to squeeze every last dime out of their tenants before they leave. We've been there almost 5 years and not one late payment - EVER. If you plan on signing a lease with Morgan Properties and Webster Green read the fine print.

Ever since the office manager changed, the entire property changed. Kara is the best property manager ever! I have been here 4 years, and from random little things that pop up to the transition of new owners, she has always been on point. She is transparent and honest, not telling you what you want to hear. She actually cares about the residents and goes out of her way for them. Jason and the maintenance guys get things done quickly, too.
