Hillside Acres is a nice place to live: quiet, safe, with a diverse collection of (mostly) friendly residents of all ages and backgrounds. It's probably the most affordable place to live in the very expensive Ithaca housing market. A decent older but solid single wide can be purchased for $10-$20k. Lot rent in 2022 is sub $500/mo. Live in it for less than half what you'd be paying per month for the same space anywhere else nearby. When you leave Ithaca you can probably sell the home for what you bought for or more given how much the price of other options has been going up. The current office staff are friendly and helpful. In the past I had some disappointing experiences, but better ones recently. These parks have a lot of rules which may seem burdensome, but in fact keep the quality of life from descending to levels commonly seen in other parks. One such rule has always been no dogs. That rule did help maintain the quiet atmosphere alluded to above. And yet it's common now to see residents out walking small dogs in the park. I'm presuming these are allowed as "emotional support animals" perhaps upon a note from a doctor (?) I wish everyone could get the emotional support they need but that our park could enforce the no dog rule. There are other places to live if you must have a dog.

I have been here for many years. I don't call management a ton..... They used to be a respectful bunch of folks. However lately, when I call I get belittled and disrespected basically they just make me feel retarded. I live here they take my money. The least they can do is be nice!! I'm not sure what happened but they used to be very nice. I have been here for many years. Never had an issue up until the last two times I called. I never complain to them about anything. Hopefully you guys get back to being the nice and kind people you once were. If I could move my home now I would. Until then just try to be nice and don't belittle the working folk.

Very helpful with new home owners, responds to questions and concerns promptly, staff genuinely want to help Only negative is having to pay lot fee with mailed checks instead of online, but you can pay multiple months at once so it's not a problem

Yes but there is 2 separate parks , the one where I was is age based you have to be 55 or older to be eligible to live there
Our Government changed the banking laws a few years ago. Those laws make it impossible for us to do rent to own mobile homes.
