Marcello gets 10 stars ⭐️! We had the stressful task of selling our home in NY and simultaneously finding a home for our family in Florida. He helped us find the right home and for the right price. Marcello was there for us every step of the way always going the extra mile. He is extremely knowledgeable and always accessible. We are thankful to have had him in in our corner during this process.

With the market flooded with real estate agents, it's hard to pick one that really knows what they are doing. I relocated 4 times in the last 10 years and every time I was so disappointed with the real estate agent, I really jus thought well I guess that's how they all are, until I worked with Marcello, WOW...what a world of difference. To start him and his staff are extremely responsive, they do a thorough job on the market analysis and he's very professional. He showed up for every showing, the home inspection and the appraisal, even have a broker's open house and hired a top of the line photographer to do not only the photos but videos and the 3D walkthrough of my house, just like builders do for their model homes. He was able to get my house sold within 2 hours of it going on the market. A few months after I relocated, he kept reaching out to see how I was adjusting to my new place. I would say that I now consider him a good friend. I guarantee you won't find anyone better than Marcello!!! Now that I've worked with him I know what a REAL real estate agent should be doing and won't accept anything from anyone else.

Marcello is the best when buying from out of state! Virtual showing the same day we asked! Offers placed only hours after listing was live! All the way to pushing the financing company to get things done! We were very impressed and great full with his skills and team!

Marcello helped me rent my property out for season this past year and he has been the best realtor I have dealt with thus far. He was very knowledgeable about the market and helpful with financial decisions and logistics. He was very responsive any time I had questions or concerns. If you ever need a realtor I can strongly recommend Marcello as your man.

Buyers Want To Know: Why Is Housing Supply Still So Low?

Marcello Fabbri | May 12, 2022
Marcello Fabbri | May 12, 2022

The truth is, we’re in the ultimate sellers’ market, so real estate is ultra-competitive for buyers right now. The number of buyers searching for a home greatly outweighs how many homes are available for sale. While low inventory in the housing market isn’t new, it’s a challenge that continues to grow over time. Here’s a look at two reasons why today’s housing supply is low and what that means for you. 1. New Home Construction Fell Behind for Several Years 2. The Pandemic’s Impact on the Housing Market Basically, inventory is still low, even though more homes are coming. But you shouldn’t put your plans on hold because you’re waiting for those additional houses to hit the market. Instead, stick with your search and persevere through today’s low inventory. You can find your next home if you’re patient and focused. www.marcellofabbriproperties.com

Is It Enough To Offer Asking Price in Today’s Housing Market?

Marcello Fabbri | May 12, 2022

Market conditions should help guide your decisions throughout the process. Today, the asking price of a home is often the floor of the negotiation rather than the ceiling. Knowing this is important when it’s time to submit an offer, but you should also use that information as you’re searching for homes too. After all, you don’t want to fall in love with a home that ultimately sells for a price higher than what you’ve budgeted for. Understanding how to approach the asking price of a home and what’s happening in today’s real estate market are critical for buyers. Here’s some information to help you get started so you’re not caught off guard when it’s time to close on your home: Your closing costs are a collection of fees and payments made to a variety of individuals and organizations who are involved with your transaction. According to Freddie Mac, while they can vary by location and situation, closing costs typically include: Government recording costs Appraisal fees Credit report fees Lender origination fees Title services Tax service fees Survey fees Attorney fees Underwriting Fees In today’s real estate market, it’s more important than ever to make sure your budget includes any fees and payments due at closing. Where Are Mortgage Rates Headed?

Marcello Fabbri | May 12, 2022
Marcello Fabbri | May 12, 2022

Coming into this year, most experts projected mortgage rates would gradually increase and end 2022 in the high three-percent range. It’s only April, and rates have already blown past those numbers. Freddie Mac announced last week that the 30-year fixed-rate mortgage is already at 4.72%. Danielle Hale, Chief Economist at realtor.com, tweeted on March 31: “Continuing on the recent trajectory, would have mortgage rates hitting 5% within a matter of weeks. . . .” Mark Fleming got it right. Forecasting mortgage rates is an impossible task. However, it’s probably safe to assume the days of attaining a 3% mortgage rate are over. The question is whether that will soon be true for 4% rates as well. www.marcellofabbriproperties.com

Is It Time To Buy a Smaller Home?

A recent article from The Balance talks about why it could be a great option, saying: “There are many reasons to buy a smaller home—or to downsize from your present home—but sometimes, the idea that “less is more” is what propels homeowners to buy a smaller home.” If you’ve recently retired or plan to soon, your needs are likely changing. That means now may be the perfect time to downsize. Let’s connect so we can work together to find a home that matches your situation. www.marcellofabbriproperties.com
