My wife and I had a phenomenal experience working with the Sangster team. Graham, Carol, and Heather each bring their own unique experience and perspective blended seamlessly together to solve all of our real estate needs. We were both selling our current house and purchasing a new house with the Sangsters. Both transactions went very smoothly and we couldn't be happier. The amount of experience their team had really shined when we were touring properties, making offers, and exploring neighborhoods. Every step of the way they wanted the best outcome for us regardless of how quickly we had to move or how long we had to wait. Graham took the time to walk us through every step of the contract and disclosures, ensuring our understanding along the way. Carol and Heather toured many properties with us and offered their own insights, which was hugely helpful. All 3 of them helped us navigate price - which is challenging in the bay area. We ended up getting what we wanted with our sale, and we were able to buy our dream home without spending more than we were comfortable with. I would highly recommend the Sangster team to anyone.

The Sangster Team did it all! We moved out and never had to worry about the details of getting our house prepared for sale. They handled everything from the beginning to the end our transaction so we could focus on our retirement. They negotiated the sale with expertise, knowledge and professionalism to get us more than we expected. We highly recommend Heather, Carol and Graham.

As a first time home buyer, we had a great time working with The Sangsters. They shared loads of good advice, tips, resources which made us feel very comfortable dealing in such a competitive market. They were always available to show houses and insisted on private showings for better experience. They were not hesitant to share their thoughts and opinions about any property which was very helpful for us as beginners. While submitting offers, Carol/team always had very sound reasoning behind their price for a property and would never over-quote or push us to bid higher than the fair value. They were quite accurate about cost estimates for any required fixes/upgrades to the property. Further, they were always thorough in terms of their due diligence and paperwork for any bids. Finally, they have good recommendations for contractors who are known to be fair and efficient. Overall, we would highly recommend The Sangsters if you are looking to buy a house, even more so if you are a first time home buyer.

Very responsive, always available and professional! My wife and I worked with the Sangster's for our first home purchase, and are thrilled with the results! They helped us start broad and narrow down what it was we actually wanted in our home in terms of size, layout, location, etc, sharing info about trends in the market across different areas and what we could expect at different price points. As first time buyers, this was very important to us. They also have great recommendations on contractors, landscapers, etc to help new home owners get started. Very happy with our house!

The goal is to make your home as appealing as possible to the most potential buyers, before photos of your home are taken. Staging your home can include anything from redecorating to rearranging furniture, cleaning or other aesthetic strategies to present the home in the best possible light. You can do it yourself, have your real estate agent guide you, or hire a staging company.
In most cases, the buyer pays for the home inspection.
If someone is selling a home that needs repairs - yet chooses not to fix them - they may choose to list a property as-is. Disclosures and inspections are typical steps in the process. In an as-is sale, a buyer is willingly purchasing the home in its current state with full knowledge of its condition.
When selling a property, it is incumbent upon the seller to disclose any details about the home that might negatively affect its value.
Factors such as the time of year and market conditions play a big role in how quickly a property sells. How you price, market and stage your home are also very important variables that will affect how long a home remains on the market.
Any fixture that is ‘attached’ or built into the house typically remains. For example, if your house has built-in bookshelves, they typically stay with the house. The same is true of kitchen or bathroom fixtures, and fireplaces. Exceptions and details can be discussed during the negotiation process.
There are many factors that affect the housing market, but understanding what to expect - and being prepared beforehand - can make buying and selling a property at the same time possible.
A professional appraiser will inspect a property and compare it to other similar homes in the area. From there, a fair market value is determined. Unless you plan on paying all cash for a property, you will likely need a home appraisal.
A real estate agent is paid as part of the closing costs, which comes out of the sale proceeds at the end of the process.
Your first step is to hire a real estate agent you trust. Together, you will set an asking price, prepare your home for listing, list and market your property, negotiate an offer, and close on the sale.
Sharing particular information when connecting with a real estate agent can help give you an idea of your home’s value in today’s market. The in-person expertise of a real estate agent will give you a more accurate opinion of your home’s value.
