Trish was so helpful and accommodating in us finding a perfect vacation house to be near family!! She went above and beyond to do a virtual showing for us, and went as far as to point out the way the road was and the issues with the wood floors. We had some major problems, during closing (with the bank) and she did everything in her power to make it all go smoothly!!!

I would recommend Trish to anyone looking for a place in the local area! My wife and I were looking for a new place here in the Myrtle Beach area and Trish helped us find the perfect place within a day! Trish is very knowledgeable in the area, market, and has many connections that helped us find our house. Trish was able to take us to different areas of Horry county and explain what the area was like, making us feel safe about our decision. She was able to explain what the housing market currently is and had many suggestions that were very beneficial for us to save money and get the most out of our house that we built. Any where that we went to look at condos, houses, and apartments, Trish had connections that were extremely helpful. Being first time home buyers/builders, Trish helped us every step of the way to educate and make us feel safe and comfortable in our decision. While we waited on the house being built, we still lived in Columbus Ohio and Trish would consistently update us on the progress of the house. When trouble did occur with the house (being delayed), Trish was always on top and working with the builders to make sure our house was built on time and built correctly. If you are looking to purchase a place in the Myrtle Beach or surrounding area, I would highly recommend Trish! She made us feel safe and comfortable in our decision and we are truly thankful!

My wife and I came down to look for a house in Myrtle Beach after realizing we needed a realtor to get into gated communities, Trish was recommended by family friend. Trish drove us around for 3 days. On our last day she recommended an area we had not considered. We found our house and we are very happy with our choice. I highly recommend her if you are relocating from out of state.

Buying a foreclosure owned by the bank is a far easier process. In this type of foreclosure, a bank — which has taken over ownership of a home after its former owners stop making mortgage payments — sells the house, hiring a real estate agent to close the sale.
Yes, this will give you the opportunity to be sure that the home is in the same condition as it was when you signed the agreement of sale.
Some homebuyers can get their pre-approval letter within hours. People with straightforward W2 income, decent credit, and money in the bank can be house hunting the same day. But for others, getting the letter could take days or weeks. If you’re self-employed or have dinged credit, your lender will require more documentation upfront. It may submit your full file for manual approval by the bank’s underwriters before issuing the letter.
Closing is the day that settlement occurs, title is transferred and you get the keys to your new home.
Most financial institutions say that if you add your gross monthly income (not take home) with your spouse’s gross monthly income and multiply that by 30% of your total gross monthly income, this figure would be what you can afford to use towards housing related payments, ie: mortgage payments, taxes and insurance.
Getting pre-approved for a mortgage is the first step of the home buying process. Getting a pre-approval letter from a lender gets the ball rolling in the right direction. We can help you with that process.
