If you buy a home today for $300K today at 5% interest rate but the interest rates increase to 6% tomorrow.... you may be able to null and void your real estate purchase agreement. Check your contract! Be sure to check with your Realtor or Attorney. a One percent increase could cost you an additional $170 towards your monthly payment, not to mention more interest paid out over the life of the loan. Have your lender run an amortization schedule to determine if this still is going to work with your life style, and over all budget to determine how to move f w/ your purchase. In years past when the interest rates went up, Sellers were paying down the points to get the buyer back to the 5%. Lenders were reducing their fees. Will they do that now? I do not know? But talk to your trusted Real Estate Advisor, your Realtor and have them work with the lender and seller for options. Housing still is one of greatest common denominators to build wealth and allow you to have a life by design!

Absolutely! Realtors have a vast amount of knowledge from understanding the market, how to write offers, get your terms on either buyer or seller side. They have to hold a higher fiduciary responsibility to you. They have to abide by the code of ethics and they don’t get paid until the deal is closed. Soooo, they will work very hard to get the property to close. Using a Realtor to sell your home, your Realtor pays of all of the marketing so their is no out pocket cost to you, unless you choose yo pay for a pre home inspection, or a survey prior to selling.
