This is absolutely one of the worst places to live in and deal with in Richmond County. No matter if you do everything right follow all the rules and pay your rent they will still harass you and make it impossible to live there and force you to leave. It's also false advertisement because even if you rent to own you will never own your home because they do not have the titles to the mobile homes. Management is absolutely disgusting and impossible to deal with. This definitely is not a good place for families with children and should only be considered if you have nowhere else to go. I am currently fighting an eviction where I am a being evicted for the simple fact that management does not like me. Always paid my rent on time and followed all park rules but I am still being evicted for the simple fact that management does not like me for whatever reason. It's still baffles me that slumlords like this can still even be able to operate and run a business.

Sad just Sad...If I could give 0 stars I would.. Mobile homes are run down..We practically brought the place back to life..We painted fixed floors, electric issues...We had a really bad water leak that their so called maintenance man tried to fix but made it worse...You will waist money here...They are crooked, they charge you for everything, The water pipes are not up to par...you have no freedom or privacy... police stay called to the area, the office managers are not friendly at all poor customer service..No place for kids periodπThere are some people who like living in filthy and prejudice areas that's probably why they are still over thereπ―

The park was clean and quiet. I have a good friend that has lived there for quite a while and he's never had a problem of any kind. I can't believe people are leaving horrible reviews that are absolutely untrue and irrelevant to the mobile home park! Hopefully Google will weed those out eventually!

How much is rent deposit and qualifications

Actually, the lot rent is $295 and your monthly water bill is included. You'll get a statement each month advising you of exactly what you need to pay. The pricing per month depends on if you own it (no monthly rent, only lot rent and water bill). If you are renting or purchasing on a contract, your terms would be whatever the contract stated. The average may be $500-$550 a month for a one bedroom.
Call the office. 706-733-0563. May be easier to go in person between 9a-4:30p. They break for lunch 12p-1p I believe. If they have a 3bed available, it's $750 a month, $500 deposit to purchase. I believe the term is 10 years and then you own it. You'll need to have the following items with you when you go. 1. $25 money order for the background check on each person 18 and over that will reside there. 2. A valid picture I D. 3. An official social security card or Green Card/VISA.
