Amenities are nice however the management and leasing staff are incredibly difficult to deal with and borderline incompetent. Good luck ever trying to get in contact with anyone involved in either offices. Maintenance requests take forever and my apartment has numerous problems that the building failed to fix before I moved in.

It's possible that my dishwasher still doesn't work after 4 maintenance visits?? and the maintenance person told me that a dishwasher's purpose is not to wash dishes? I guess, my dishwasher machine is only a decoration in my studio. On the other hand, very friendly front desk associates, the best people I've ever met in DC.

PROs: 1. Location (Close to Georgetown and GWU) 2. Concierge are super friendly, great and remind me if I have any packages. 3. Amazon Hubs are convenient to use and the amenities are great! 4. Maintenance team are friendly and responsive. 5. It has been an overall quiet experience for me (I live in a studio and surround by all single tenants. But I would say the walls are thin and I can definitely hear my neighbors from time to time.) 6. One of the best penthouse amenities & view in the area. 7. Spacious Parking slot (I own a rooftop box and use my parking slot to store it). 8. Buildings are brand new and with up-to-date amenities like, Tide Laundry locker, vending machines and common dryer and washer. CONs: 1. Room gets super HOT and almost inhabitable during the WINTER. (My room gets up to 85 and I heard some people's rooms are like 89 during the winter). This is a major design flaw and the main reason I decide to move-out. The window can only be opened slightly and I cannot get sufficient amount of cold air into the room. Almost everyone I ask in the building experienced the problem and varied by severity. The maintenance team tried their best to comfort us but there is nothing wrong with the AC/heat unit. So they can only go this far by replacing a filter. The building operates only AC in the summer time and heat from fall to spring. Because they have received a lot of complaints, they released a statement in the elevator saying that the AC/HEAT unit can not be "simultaneously turn on." 2. People said they lost their delivery foods (I personally have not experienced but there can be improvement for the concierge department. Currently they do not track on delivery food and who it belongs and delivery people can only drop them off at the front desk) 3. All-in-one dryer/washer unit is not ideal but acceptable. 4. Dishwasher is small and started to make weird noise after 2 months use. (Maintenance team checked and since it still functions, it did not solve this issue) 5. Appliances are cheap and the curtains do not block light coming from the outside street light, causing me some trouble initially to fall asleep. 5. House flies seem hard to control (I did not ask the maintenance team for help and had trying to solve it on my own. But they keep appearing. However, they died out once winter comes) 6. Move-In Fee $500 was higher than average. 7. Annual $350 amenities fee

The concierge does not want to respond to questions, but likes watching TV series on smartphones. Residents keep losing their food or grocery deliveries in the building.
