I don't live here yet but I think I will! I've looked at so many buildings, management companies, and units. I love the balance of amenities and privacy at Park Triangle not to mention the unbeatable location that's both in the middle of everything and astonishingly quiet. But most of all? I love Nikea! She is the best leasing professional I have ever encountered. She is the perfect mix of informative, friendly, professional, knowledgeable, serious, relaxed, honest, and super helpful. We had a great experience at park triangle. Friendly reception staff, responsive staff at the office, and maintenance gets there the quick to fix things. When our fridge broke, we notified them and had a new one by the end of the morning. Everything is new, clean and works well. We'd highly recommend renting here.

Effective April 18, 2022 we no longer have breed restrictions for dogs.
We warmly welcome cats and dogs with $500 pet fee and $50/ month pet rent per pet. Maximum of 2 pets per apartment. Effective 4/18/2022 we no longer have breed restrictions. No visiting pets are permitted.
We only have rentals at Park Triangle.
The largest apartment home we have is a 2 bedroom/2 bath.
All of the apartments feature stained concrete floors in the living area, carpeted sleeping areas, and tile bathroom floors.
All apartments have an independent HVAC system.
All apartments have either a window, sliding glass door or balcony door that opens.
Future resident parking is free and is located inside the fenced area, you must enter from Kenyon Street (directly under the large banner on the building).
Online payments are accepted through the resident portal.
We have a loading dock area for move ins and move outs. Your move-in vehicle will enter the loading dock from Kenyon St. We can accommodate up to a 26 foot truck.
The main entrance to the building is located on Kenyon Street.
We do not participate in the ADU program, please visit our sister property 360 H St, located on the H St NE.
As a resident, you have the option to submit a permission-to-enter form. Please see the front desk for additional details.
The holding/move in fee is refundable if you decided to cancel your application within the 48 hours.

All neighborhoods in DC are zoned for parking. In order to avoid parking tickets you will need to register your car with the DMV and obtain a zone decal. You must also follow local parking signage on every block. DC also has street sweeping in effect form March thru October.
Columbia Heights is a mature community and has its share of public events. We are located at the gathering place called the Civic Plaza. The Civic Plaza is activated with all sorts of programming for the community.
Our front desk staff is there to help residents and guest. We ask that residents to carry their entry fob when leaving the building and escort their guests throughout the building.
The apartments have concrete between each floor and drywall/insulation in the walls. If there is a noise complaint, we will address the situation. Quiet hours are listed in the Lease.
Guest parking is $15 dollars per 24 hour period and is obtained at our front desk. You can pay by credit card or check.
Carpets are replaced as needed. All carpets are cleaned prior to a new resident taking occupancy.
A 60 day written notice is required, plus the payment of a non-refundable two-month termination fee, which is due at the time the written notice is provided.
Notices to vacate are accepted any day of the month and either 60 or 30 days are counted from that date.
