If you were looking at this place as a possible place to live, I have one word for you: RUN. There are roaches, the AC likes to randomly shut off and it’s been happening for a little less than a year with no fixing insight. The current company that owns this apartment complex, one of the several that I’ve passed through in the last couple of years is the worst. They like to creep in windows and take pictures of your animals, and claim that they are not allowed there when you’ve been paying pet rent for that animal for over the past year. They like to threaten to fine you for having some thing like a house plant outside of your door. There was no notice of change of management and it’s like a nightmare company took over this complex overnight. Save yourself the hassle and do not move here! 8/13/2022 Update: Things have not gotten any better, there are work orders that I have requested that have been sitting in their queue since this beginning of this year that several people have come out to take pictures of, but no one has actually done anything about. Again, do not come here and do not waste your money.

We have just moved in and if we were not in desperate need of an apartment in this area in a short turnaround time, we would have rented somewhere else. First, we were told that there were 2 units available, one which we were told over phone was renovated when we asked about the difference in price between the 2. We selected that one during our application process. Turns out it was not recently renovated. The office managers stated we would have seen if it was listed as renovated when doing the application, but this is not obvious in their application portal so we took what was told to us over the phone at face value. It was on us for not requesting pictures of the unit beforehand or visiting (we lived 6 hours away at the time), but it is still not ok to provide future or current residents incorrect information. Second, for our move-in costs sheet and our lease documents that were provided to us by email, there were mistakes both times these were sent to us, and I had to call multiple times to reach someone to fix these issues. Third, when asked about getting a cable for connecting a modem for internet, we were told on a Friday by one office manager that maintenance could take care of it Monday, and then on Monday when coming in to ask about having someone come by, we were told by another manager that it was not their job and that we had to contact our internet provider, setting us back time-wise for getting internet connected in our unit. Fourth, when I went in person and submitted a maintenance request, we had maintenance come by later that same day, but only fixed or assessed half of what we had requested, and then they closed the request, so I've had to submit another request to get the rest taken care. Finally, we are paying maybe $50 less than what we were paying in Miami (before they decided to increase $100 this year), but the unit we are in at the Element is very much a downgrade - older appliances, paint peeling off of doors, a weird smell in bathroom (that they claim is due to sulfur buildup in pipes from no recent use but we've been here almost 2 weeks and using the sinks and shower frequently and it has not gotten better), and very little storage space despite 300 more square feet. It very much feels overpriced for what we are getting, and given the hassle we have had during move-in to get things taken care. Oh, and pets require a $300 non-refundable fee. If it was to pay for any potential damages, this would be refundable like the security deposit. While this is a similar scam required by multiple apartment companies across the US, I feel it should also be mentioned here, because it is a scam. Also - the complex does not provide your mail keys, you have to go to the post office to get them. This was news to me as I've never had a complex not provide them before, and we were not told this until we asked about it. Plus sides - the complex property is really nice with a lot of green space, and friendly neighbors. Complex is located close to a lot of useful businesses and shops. Overall, this complex needs to be way better managed if you want to increase your ratings, the management sucks (although that's typical of a lot of apartment companies in my experience, unfortunately).

They are very unprofessional! My family have been living here for the past 15 years and we’ve been under at least three different managements/companies. The current manager gave my mother an eviction notice earlier this year since her voucher doesn’t cover the new lease. While that isn’t the problem, once she left they lied and said she owes them up to $500 dollars because they had movers remove the furniture from the property. I helped my mother move every single thing out of the apartment and into a storage unit so obviously that’s a lie. Then when she asked for her deposit back, they told her they will mail it to her. She’s been waiting months for it. They proceeded to say that the check was mailed to the mailbox of the apartment she moved out of, rather than her new location. Well today my mother went to the property to check the mailbox for the check and when she didn’t see it, she went to the front office to question them. She had the police called on her by the manager for trespassing when all she wanted was her deposit. They don’t care about their residents and have no respect for people. Every year the management gets worse while the rent goes higher. Though we are grateful that we had a place to lay our heads for almost two decades, we will not miss this place.

I've lived here for 4 years I've had problems with the air conditioner when I was in apartment 904 until I got lucky and had a tree fall on on the roof so I got transferred to an apartment with a better AC I don't have problem with roaches, just spiders

Definitely pest problems. Car broken into 2x plus company that stayed overnight. Water is paid thru JEA.
