Good Question.. Option money is money that is put in escrow to the title company during your option period that you put on contract. This gives you the opportunity to get an inspection on your new home and potentially negotiate repairs. If you chose to back out during the option period the seller will keep the option money. If you move forward you will get the option money credited back to you at closing. The Earnest money is primarily showing the seller how much skin in the game the buyer is willing to lose if they were to back out during the contract.This money is credited back to you at the closng table.
It depends on if you are getting a loan to finance or you are paying Cash. A loan will normally take 30 days to close and a cash purchase can close in usually 2 weeks.
