Be skeptical of the positive reviews you read here - notice that the tone, phrasing, and structure are similar in most of them. The disparity between the negative and the extremely positive reviews is striking compared to most businesses. Likely, First Rate is buying positive reviews or writing their own so do your due diligence when reading them. First Rate, please don’t buy positive reviews to cover up poor management practices, property management is a tricky balancing act of creating a good experience for renters and keeping owners assured, but while buying reviews is a shortcut to creating the appearance that you’re managing both, it doesn’t solve the problems tenants and owners are having with you - it’s embarrassing and reveals your lack of compassion as an organization. If you do end up in a position of signing a lease with them, be careful. First Rate designed their lease contract in a way that puts all liability on the tenant. This enables them to pull stunts like notifying tenants days or hours before their move-in date that things aren't ready for move in – it’s unlikely First Rate consistently finds out that construction work is taking longer than it should. This consistency seems to be more of a fraudulent practice to lock people into not breaking their lease so that they can promise an attractive, but unattainable move-in date to keep units filled. Owners, there’s no doubt these practices mean your unit stays occupied 100% of the time, but I ask you to take into account what your future tenant could have to go through, do you want First Rate to put students, elderly, and veterans into predicaments in your home? First Rate, I’m looking at your responses to the complaints people are leaving: each one is essentially the same: you checked the details, and [x] employee followed their duties correctly, and the famous, circumstances beyond our control. You're responding to valid complaints in a way that creates the illusion that they are not. A better response could be admitting to the problem and committing to doing better. First Rate has so much potential to be a great property management company, but I’m baffled why they behave in a way they don’t have to. Posting on behalf of a friend who dealt with First Rate.

I’ve been dealing with Angiee at first rate, and all I got to say is I wish I could submit for 10 stars! I put her through a lot in trying to get out of my lease and she was by my side the entire way! She was always so responsive, and helped me right away with anything I needed! She made the process extremely seem less and I am super grateful for that! Also I rented under First Rate over the last few years and I would do it again! They were awesome! Thanks for everything! Angiee needs a pay increase 😇

Before reading all this, know that First Rate Property Management will respond and try to negate everything in this review by gaslighting us. Something you should get used to if you do business with them… STEER CLEAR of renting from First Rate Property Management. They are all about making money and will squeeze every penny possible out of their tenants. Renting from them is practically a part-time job given the amount of energy you use to ensure you are not getting needless fees or penalties. The lease is extremely broad and always favors management. An example of how they do business: when renting from them, we always had our monthly payment set to pay in full. To extend our lease they increased our rent $300/month. We agreed to the increase but were charged a fee when we didn’t pay them in full even though our account was set to do so. Mind you, we received these lovely notifications during our Honeymoon :-) When my wife first moved in, they asked her to leave a five star review right off the bat. That allows them to keep their rating high even though if you look through the reviews you will see a lot of unsatisfied tenants. FRPM is a marketing business more than anything. They care much less about the tenant experience than they do squeezing every possible penny out of you. Specifically, since their new management (2019/2022) are people from the business world, this is not a hospitality business but a purely money making endeavor.

My fiancé and I were trying to find a place in Boise while working in Maine for the summer and Nicole worked with us from across the country to help us get into our apartment when we got back. She answered all of our questions and explained things multiple times for me when I was confused or needed clarification. Hi, Shawna - We do allow cosigners if your FICO credit score is below our requirement of 650, but still above 475! You can see our full list of rental requirements on our website - https://www.boiseproperty.management/rental-criteria
That's a very logical and accurate statement I tend to agree with my experience

I don't work for FRPM but there should be a button in the email when you try to open the document that will request from FRPM a new leasing agreement copy.

Applicants may not be accepted for a felony conviction for which less than three (3) years have passed from sentence release date to date of rental application. Felony convictions can be cause for denial; however, per federal regulations, drug- and alcohol-use felonies can be waived with proper documentation. Regardless of conviction date, no applicant with a felony conviction for an act of violence, sex crime, or illegal manufacturing or distribution of drugs will be accepted.
If you go to their website and select tenant services at the bottom, they have a link you can use to order a repair. Sorry it took me 8 months, hope you shut your water off haha
