Only visiting - not a tenant. It's a great building. Very nice doormen. Spotless common areas. Would be five stars except (and don't tell my host) the a/c is not adequate to cool the apartment with floor to ceiling windows letting the sun pour in.

Very nasty group of people that are moving in. The entire neighborhood thinks so. Never ever walk your dog near the place, not even on the side. You are guaranteed to have some one come out and yell at you to leave the area. THE SIDEWALK!!!?

Tenant owners can indeed sublet, though a maximum of 2 leases or two years for duration of ownership.
HOA is dynamic based on unit size, floor, view, etc. But for the 3 bedrooms around 2000 a month. Keep in mind this is a coop so property taxes, all utilities including cable, maintenance, etc. Are all included in the monthly cost. As a result, the coop is usually less expensive than a condo once you compare the costs apples to apples.
Gym, storage lockers, 24 hour doormen, 24 hour maintenance, on site management during the day. No rooftop or pool but almost all units have a view of the lake and if you want to swim, well there's the lake.
