How am I protected if the tenant damages my rental property?

A security deposit is taken at move-in in order to minimize the risk of tenant damage. Tenants who pass our screening criteria generally do not create any damages over the amount of the security deposit. Our screening process checks credit, eviction records, employment and rental history. Real Living Home Realty Group performs complete move-in/move-out inspections of the properties to include written documentation and photos.

When do I get my money each month?

Rents are promptly deposited into the Trust Account and the funds must clear their respective banks before we can begin disbursing funds. Statements to owners, along with their monthly disbursement proceeds, go out on the 10th of the month, unless it is a weekend or holiday and will be disbursed the next business day.

Can I say that I do not want any pets or smokers in the house? What about children?

Pet owners are not a protected class. However, eliminating them you are probably eliminating 65% of the people in the market for a rental house. Being open to pets makes your property available to more potential tenants. Additional deposits for pets run $500 per pet. Unless an applicant has a service animal or emotional support animal you do not have to allow pets. All of our properties are smoke free and this policy is spelled out clearly in the lease agreement. Fair Housing Law includes children under the protected class of “familial status” and it is not possible to discriminate in this way. Real Living Home Realty Group complies with all Fair Housing Laws. Please do not ask your property manager to discriminate against children or families.

Maintenance requests are sent to Dawn and Jenn via email in real time, when the tenant inputs it in the portal. She will then forward to you to approve or decline (if amount over $200) the work order. If you approve one of our professional staff members will carry out the request. You can also access your owner portal to view any work orders linked to your property. Repairs are paid for prior to disbursements being issued using the rent money collected on the 1st of the month. An invoice is uploaded to your owner portal so you will always have a record of work performed on your investment.

The better condition the home is in, the better-quality tenant it will attract. The following are required steps to prepare your property: 1. Carpets freshly cleaned and all debris removed from the property 2. If walls are damaged, they should be repaired, if paint is work or marred it should be refreshed with a new coat, if carpets are worn out, they should be replaced 3. Neutral window coverings such as blinds should be left 4. First impression is a lasting impression, yard should be mowed, weeded, trimmed, and debris and trash removed
