Worst place to live! The fat lady in the office is a very rude person, she doesn't do anything to help the residents. Her attitude is the worst. The owners should do something for the business and fire her. I've never met anyone like her, very very rude. The worst place to live! The woman in the office is rude. The neighbors are noisy and the office does absolutely nothing to help you out even though the policy on the lease is being violated. Also there are many kids in the parking lot without adult supervision running around and kicking balls at parked cars which can be very dangerous. There are always some people loitering on the stairs at night which makes it very uncomfortable to enter your own apartment. I've witnessed countless parties and nights with blast of loud music while I was living there. The worst place I ever lived in and I do not recommend this place to anyone.

Horrible place,I had very bad experiences from maintenance, not all of them but in specific there’s this old man who genuinely looks like he’s harassing people around when.. if you live here, you pay rent, you don’t get in their business but they try to get in yours. Just save your money and go somewhere else The people in the office are being fired every now and then because they’re very rude, no good service at all The apartments are clean that’s the only good thing I can say about it they don’t have insects but some spiders here and there… Just save your money and go somewhere else

Horrible place to live, everything breaks out of nowhere, people are extremely loud and maintenance barges into your house without you knowing.

Effective April 18, 2022 we will no longer have breed restrictions for dogs.
If such animals are legal, caged, and remain caged they would be allowed. If they were ever to be out of a cage, it would be an issue.
We do not accept co-signers. However, for households whose income falls below the required minimum, a guarantor can be obtained. The guarantor assumes financial responsibility for the lease. The guarantor must meet certain income and credit screening qualifications. Guarantors cannot be used to offset poor credit which results in a decline.
A third-party screening company is used to conduct the credit screening and background checks for all applicants. Management is notified of the decision, which is either Approve, Decline or Accept with Conditions. Applications which are approved with conditions, require a higher security deposit, equivalent to 1 month’s rent.
There is an application fee of $50 per applicant/leaseholder and a $35 application fee for each non-leaseholder occupant 18 years of age or older. In addition, at the time of application, there is a $350 holding fee that must be paid to hold the apartment. The holding fee will be applied to the required security deposit which ranges from $350 to one month rent, based on your credit.
No. All of our initial leases are for a 12 month term. Upon renewal, residents may elect to renew month to month or choose a 12-month renewal term.
Yes, our apartments are cable ready through Comcast/ Xfinity.
The rent includes certain utilities - water, sewer and trash. Residents are responsible for their own electricity service. There is no gas on the property.
Yes, we are pet-friendly community. We accept both dogs and cats. Effective April 18, 2022 we will no longer have breed restrictions. We do have a limit of 2 pets per apartment. There is a non-refundable pet fee of $500 and a monthly pet rent of $40 per pet, per month.
No. Although there are maximum allowable incomes, based on household size, that apply, rents do not fluctuate based on income. We have restrictions, meaning there are income minimums and maximums, that a a household must meet in order to qualify.
Evans Ridge participates in the federal low income housing tax credit program, which enables us to provide market-rate quality apartments at a more affordable rent to more moderate income households. Occupancy is limited to households whose income does not exceed the prescribed limits.
We are just steps from a number of restaurants and bars. TGI Fridays and Buffalo Wild Wings are both favorites of ours and each are just a 5 minute walk from the property. There are also a great variety of restaurants in downtown historic Leesburg, which is just 2.5 miles from the property.
Yes. There are several great grocery options within close proximity of the property - Target grocery, Costco, and Giant Food. In addition, you will find that services such as Instacart are easy to use in our area if you don't have the time to do your shopping and would rather have it delivered.
Currently, the closest Metro Station is the Wiehle-Reston East Silverline Station, which is approximately 25 minutes from the property. Metro Connection Bus Service provides rush hour bus service between Loudoun County Park and Ride Lots and the Wiehle-Reston Metro Station.

Our office is open to both current and future residents Monday - Friday from 9:00 AM to 6:00 PM. We are closed between 1:00 and 2:00 pm daily and on Saturdays and Sundays. You can also view available floor plans, community amenities, and access other community information on our website 24/7.
