Bank-owned properties are for sale in just about every city in the United States. You can find them through: • Real estate agents - Bank-owned properties are on the Multiple Listing Service (MLS), the database that real estate agents use to see and post listings of homes for sale. • Bank Websites - Some banks let you search for real-estate owned properties on their websites. • VRMProperties.com - VRM Properties connects buyers with foreclosed properties through its listings of REO properties.
Most REO properties often arise when a homeowner is unable to make their mortgage payments or pay property taxes, however not all REO properties exist because of foreclosures. REO status could also be the result of a home being returned to the lender after the previous owner passes away or moves out at the end of a reverse mortgage. If the beneficiaries are not willing to pay off the mortgage balance, refinance the home or sell it themselves, they have the option of giving the property back to the investor or lender.
Since banks are not usually in the business of selling property, they often hire an Asset Management Company/Reo Outsourcer to coordinate the preservation, eviction (if necessary), listing, and sale of the REO property to a new purchaser. The asset management company serves as a liaison between the listing agent and the seller.
