Pets are allowed, dogs on a leash up to 30 lbs, domestic cats, 2 pet limit... and birds like parakeets in cages. No other pets are permitted.
A "Share" in the park is currently valued at $32,000. Most of the houses in the park come with the Share already purchased by a previous owner so that it is already attached to the house but, some of the houses have never had the Share purchased, so a rental fee has been added to the normal HOA fee. An owner is always welcome to purchase the share for any house that doesn't have it already. You are not required to purchase the share separately, but it comes with most of the houses already and is included in the purchase price.
The park has a two pet limit in the rules and regulations but since one is an indoor cat and another is a certified service animal, it may be possible to apply for an exception to the rules. You can ask for the exception at the park office before deciding on looking for a house that is for sale in the park. Pets allowed in the park by the rules are Cats, Dogs and Birds in cages.

There are private rentals by the owner of the house, posted on the clubhouse bulletin board. Most of the time, the rentals are just for the winter season and they are reserved by the same tenants from year to year. None of the rentals are posted online because there are so very few of them. You need to have a friend who is a resident in the park, to watch for an open rental, even then, it will be hard to come by.
The HOA fees per month for resident owner's in 2021 is $211 per month. This amount generally increases about 3% a year because of rising prices. There are some houses with rental fees which add to the monthly payment because the Share in the Corporation has never been purchased for that unit, but it is available for purchase if you so desire.
Burnt Store Colony is a 55+ residential community and as such, you really need to be 55 years old or more.... but if you are married to a person who is 55 years old or more, both of you are then qualified to live in this retirement community.
This is a 55+ age restricted community and there are houses coming up For Sale all of the time. The easiest way to look at them is to do a search on the real estate market web sites, just type in the address. It's tuff though because the nicer units sell within days, sometimes hours. You will want to come visit and make contact with the realtor so that you don't miss the next one.

Burnt Store Colony is a resident owned cooperative and when you purchase a house in the park, part of the purchase price is for the "share" in the corporation so that you essentially own the land that your house is on. A few of the houses do not have a share that has been purchased for it so that lot has a rental fee but you can purchase the share for that house if you want to and then you will not be paying rent, just the HOA fee that covers the upkeep of the parks infrastructure that you own a share of. The lot that the house is on still belongs to the Corporation but you have exclusive use of it and certain other privileges that come with being a Resident Owner in the community.
Burnt Store Colony has a storage parking lot for boats, trailers and RV's. There is a rental fee for each parking place in the storage lot. Resident owners can rent a parking space in the storage lot, if one is available. The Colony is not situated on any waterway so there is no boat dock.
The HOA fee covers the upkeep of the infrastructure of the park, lawn mowing and most tree trimming. Maintenance of the common areas and buildings. Wi-Fi service to the park but not your personal equipment. The trash pickup is included in your property tax bill. The water bill for the community buildings is covered but not the water bill for your house and your sewer service. The HOA fee also covers street maintenance and paving, maintenance for the entry gate. Insurance on the buildings and property tax of the common elements.
Some do rent. The bulletin board in the clubhouse lists rentals. There is an open house Dec. 1st.
The dates for open house events change every year but they usually occur at the beginning of the year, January... February... March. Contact the office or a real estate agent to find out what homes are for sale at any time. Online real estate sites usually have listings posted pretty quick, just type in the address.
Very little damage was caused by hurricane Irma.... some roof shingles blown off of a few houses and a couple of carport/Lanais got blown away.
