I have lived here for a year, the grounds here are kept immaculate, the boat storage here is a huge benefit and plus, it saves residents with watercraft a huge amount of time, and storage fee(s) compared to outside facilities. The boat RAMP here is always accessible! The fishing piers are nice, and provide access to the ICW, you never know what you might catch, I have seen fish as large as 3 feet long caught! The pickle ball and tennis courts are very nice, as is the shuffle and horseshoe pits. The clubhouse that is available is very nice, and there should be another one coming online this month probably will be even nicer from what I have been told. We just switched pool/spa maintenance companies and the water is looking good, the RIO pool view is awesome! There has been some expansion happening for a bit, and that has been a source of a little inconvenience but it is almost complete. So far the management have been responsive to my requests, and have always called me back when I have initiated a ticket in the online portal or visited the office. Every place has its little ups and downs, but all in all this is a very quiet, certainly clean, friendly place that is sheltered away from the outside world.

Hot tubs don’t work most of the time. Pools are in need of clean up. They need to get fence installed. Very poor quality of living. Many people have had things stolen from carports. Probably by residents.

It differs on the location of the lot. If the lot is on the river or pond, it will be higher. It has a lot to offer and is a nice place to live.
