I lived at spyglass for a year and a half. While there, I didn’t have many complaints. But moving out, and what they charged me for was insane. To start, my ac unit continued to break every couple of months and they refused to replace it. Their solution was to “refill the freon” over and over again. The unit breaking would cause my utility bills to be high anyways-yet I was responsible for the cost and they wouldn’t replace the unit-not to mention I would be without ac in central Florida. My lease was up July 27th but I moved out July 1st (I was still responsible for the utility bill for July). My last utility bill was the highest usage (not only price, but USAGE) it had been the whole time I lived there. I turned off every light and set the ac to 78, so why was the usage so high (someone had to have gone in there and turned the ac down low/turned lights on). I turned in my keys but I was still responsible for that last month so there is no excuse why anyone should’ve touched my apartment, and me have to pay the bill. I called corporate multiple times to get an explanation and was given the run around. Every time I was told no one was there to talk with me but they would call me back. Never once did I receive a call back. On top of that, I owe $240 dollars for “cleaning and painting”. Why did it cost $75 for them to carpet clean one room. Not to mention I left the apartment better than I received it. I am extremely disappointed how I was treated, especially considering I never cause any problems, never had noise complaints, followed the rules, and treated the property with respect.

Objectively it is a nice place. Close to a lot of restaurants and shops for a reasonable price (reasonable for 2021-2022 in Gainesville). Maintenance is prompt with service calls and parking is open and for the most part available in front of your unit. Tyesha was especially helpful with maintenance the year I lived there, she deserves the world. However, As far as transparency and money-grabs this complex, like all corporatized apartments, is definitely out for your money. I moved out at the end of July 2022 and was notified that our unit had to have our carpets professionally cleaned at our own expense before move-out. Thats fine, we had pets and probably needed them cleaned anyways. We gave them the receipt that showed we paid for a pet stain treatment as well as professional cleaning upon move out. Then, we were not only charged for painting our unit (there was one door frame where the 50+ layers of paint before had peeled off the metal frame due to humidity which is arguably landlord error not tenant damage) but we were charged for a pet treatment AND a carpet replacement. Here I am a month into a new lease and I am billed $350+ dollars (including $9 for postage??? for a single page letter???) Doesn’t it seem wasteful and illogical (not to mention slightly immoral) to charge someone for a secondary pet treatment after a mandatory out-of-pocket cleaning, just to rip up the carpets and charge for an entire carpet replacement? Not to mention I definitely did not get my security deposit back as it went towards replacing clean carpets. All in all, I didn’t have many options when it came to choosing apartments last minute and I still signed the lease, but if you have options I’d search elsewhere.

I moved out July 31st and I lived there for two years. Spyglass was good but when I moved out they charged me $215. $110 of that was painting, like not once did they say that I could be charged for that. I did not mess with the paint and left everything spotless. I was aware that they would charge carpet cleaning, cause they require it to professionally steam cleaned. I was aware about my last utility bill but like $110 for painting !? And for a room as small as mine!? They did not give my deposit back, so use that money to pay for the stupid paint job. Instead of charging me extra. Also, the plumbing sucks. My toilet overflowed and flooded my entire room, did they change the carpet, no. My walls were wet and the carpet was soaked, maybe they should take that into consideration instead of charging me for something that was not my fault.

I will try and provide a level-headed and objective review for Spyglass. Spyglass is an ok apartment complex. Pros: Location and Maintenance. The location is very close to i75, Archer rd, and a slew of other places you'd want to go to. Spyglass is relatively safe. There has a been many car break-ins but I don't keep anything valuable in my car. This should be addressed but it wasn't a consistent issue to my knowledge. Maintenance. in my exp, was fantastic. Always quick, reliable and nice. I could go on about them. They were easily the best part of living there. Cons: Roaches (first six months of living there) and Management. When I first received the apartment, there was a HUGE problem with roaches. I found many scattered around the apartment dead on day 1. Everyday, there would be 1-2 new ones popping up. Spyglass sent me the most apathetic man in the world to come spray the bottom of my sink and leave. I had to pay a company (Arrow exterminators) to come and help me get rid of the problem. It took roughly six months and $250 to get rid of the problem. Lastly, Management and in particular a woman named Samantha (I believe). They will enter your apartment with no notice. I am talking about not even a knock's worth notice. They have demonstrated the ability to text, email, or call but they will enter your apartment without any notice if they feel like it. That woman should be reprimanded and/or anyone that comes to Spyglass should know that they will exercise their ability to enter your apartment without consent. I also don't want to reach out to Spyglass nor do I want them to reach out to me. I no longer live there so they can't provide me with any value and vice versa. I write this post so that potential residents can make an informed decision as to where they will live.

Not much difference, they all have full baths, walk-in closets and spacious bedrooms. "A" bedroom's bathroom has access to common area.

Spyglass is a pet-friendly community! Our pet deposit is $250 for a maximum of two pets per apartment. Pet rent is $25 per pet per month.
