Staff has always been more than helpful. The amenities can be down sometimes but that happens at every apartment complex we’ve been at in Fort Collins. Great option for any college student who doesn’t want to be stuck covering the rent if their roommate backs out. Exact thing happened to us. If we were in a house, we’d be footing an extra $700 a month because of it.

Would absolutely put 0 stars if I could. Something to note first… $800 a room? $800 * 5 = $4000. If you and your friends are moving here… literally anywhere else in foco is cheaper than the cottages. Gouging students by leasing by the room. Beyond this, the management team is a flat out joke. In the few years I was there I saw more general managers to the property than there have been years under its belt. Because of this there is always chaos in the management office. Nothing is properly addressed. The pool/hot tub is constantly out of order. Work orders are never completed on time. LITERALLY ALL OF THE AMENITIES ARE DAMAGED/BROKEN. I moved into an apartment that had barely been cleaned. There was clear damage to the main room and the entire place, on MOVE IN. Again; people were living in a place I was freshly moving into. Then on move out was charged over $1500 in property damage. I am 25 and chill in my room and work. My roommates threw parties every weekend and left the house a mess. They moved out a week before me. They didn’t clean or do a single thing when they left, and since I left last I was stuck with an INSANE bill. To make things worse?? I cannot pay this bill partially unless I physically make my way down with a money order every month. Terrible online payment system. So now I am physically tethered to this place until my bill is gone. One I didn’t even deserve. I literally despise this place and the people that work there.

Honestly a zero the staff there is horrible I would not recommend living here. Every time I would call for any types of questions the first person to answer the phone never had a answer or couldn’t answer anything always have to be on hold for another person. Also with the roommate situation they are horrible at that so if your planning to movie in with roommates you don’t know ,don’t move there.

Not a great place to be or live. Inconsiderate roommates, horrible location, internet is always out for days, they won't contact residents about problems until at least 12 hours later. Loud parties and people screaming until 2am. Neighbors extremely inconsiderate, unleashed dog we reported several times never got taken care of which was a concern for our new puppy, and stuff always thrown at the house or your window. Construction on the back road is extremely loud. Overall just horrid. Extremely happy the new place has everything we would want or need. Huge weight lifted off our shoulders getting out of there.

20 a month for water cus they charge a 15$ processing fee and 25 for electric and 6 for gas but rents dumb taxed

Avrage like 700 a month depends on unit and amenities. But the internet sucks and they try to nickel and dime you for every fee imaginable
