Life at Waters Edge Sacramento is safe, friendly and has the best manager ever!! Derek, the complex manager, is fastidious in keeping up with building maintenance and repairs. He walks through daily checking for any needed improvements or simply things out of place. He always has a kind word and hello and is helpful with resident's needs, no matter what they are. Couldn't ask for better care or a safer more friendly environment in the rental arena. Thanks Derek, for all you do!

I have lived here for quite a few years. I originally moved in because it was a smaller complex and reminded me of a place you might stay in on vacation. Renters and management, Rick & Bonnie at the time, we’re friendly and helpful. We’ve gone through quite a few management changes since that time, most of whom just were filling a seat and didn’t seem concerned about the betterment of the community, with the exception of Vince. We loved him. When Vince left, we really didn’t have a strong manager…until NOW! Derek Mackintosh is the BEST. He cares about the complex and it’s renters. He’s easy to reach, always friendly and always willing to help. If you have an issue, he is on it right away, and it’s fixed correctly. I can’t say enough good things about him. But I would like to thank you for putting him in our complex. I, for one, am very grateful for him, as I’m sure many others are too! And he’s already done quite a bit to improve our complex, which is wonderful.

Management: Horrible "Professional" Management: horrible Grounds: horrible Community/people: Great Do not rent here! Look at neighboring complexes and find a better and cheaper complex- that is what we did. The management of this property is so blindly incompetent, and it is truly a shame, because the community is great. We had a rotted window, see picture below. The insulation was completely molded, it had been rotting FOR YEARS. Again, despite my constant requesting, it took management about 5 weeks to get a contractor to fix this mess. This complex is in a state of disrepair Lefever Mattson and current management make no substantial effort to proactively fix the dilapidated buildings. More buildings are likely in this complex are likely rotting like ours was, and no moisture prevention techniques are being used to prevent this same situation.
