Do not live here. It is disgusting And terrible customer service. The laundry rooms are flooded and washers are dirty and old. They say they got new ones but they were actually old used one just new to the building. There's trash everywhere. The staff takes their lunches together so if you need to get a hold of them good luck. Also the prices went up because they painted over the the balconies and dirty walls. forget about getting back your deposit because they will charge you like if they are new and those apartments are old and a hazard, both inside and out. The pictures speak for themselves.

I lived here 6+ years with no problem, but my problems started after I moved out. Never got the final paperwork they claimed they mailed to my address. I had called multiple times and left a message for her (don’t want to mention name) but the messages never got to her and now I am being harassed by a collection agency. I loved this place until 4 months after moving out. When you move out, please don’t call because your message will not be given to the one in charge. Send an email and if possible drive down there finalize your move out.

I have lived at River Terrace for about 4 years. First the positives: The apartment is quite large. The management does their best to accommodate their tenants. Andrella the manager and Mercedes the leasing agent are really fair, kind and knowledgeable. The management that's in the office now does their best but its a very large community they have limited assistance. Maintenance help with emergencies right away. The rent is lower than most market rent in the area. The location is close to downtown, discovery park and shopping. I would say it is not nice or bad its pretty average. The deposit is low to move in and they are flexible with credit as long as you have a good rental history. They do community events and try to bring the tenants together. The pool is clean and the hot tub is nice. The apartments are gated. There are a lot of trees. Appliances are average and get replaced when needed. The negative: The parking is atrocious. People park in red zones, behind your car, and in your space. I have had to tow a couple of people. If you have more than one car forget it or get there early you might have to park on the street. The plumbing is pretty horrible you can hear your neighbors toilet flushing, running and every time they take a bath you feel like you are in the shower with them. The water bill is high and they say its metered but everyone pays the same amount no matter size of family. I once went on vacation for 30 days didn't use any water and had to pay the same amount as if I was there. The Laundry Room is nice but if the washer and dryers malfunctions you have to call a whole other company submit a claim to get your money for your clothing repair. There is only one way out and in at the apartments. So sometimes there is back log coming in and out. The landscapers work at 7- 8 am on the weekday if you work from home start your work day at 10 am because you wont be able to get any work done. Overall, I would recommend living here if your Looking for a decent rent rate and decent location .This is not a good location if you are looking for frills and thrills. Updated Review: Watch your move out statement. Take videos of all rooms and appliances. I was charged 2900 dollars for broken appliances and messed up carpets. After I told them i had video and pictures I received a new bill for $600 dollars for cleaning and last months rent. The worse move out experience ever. Literally left me in tears.

Stay away now they will charge u arms and legs when you move out. I would not recommend to anyone. Everyday there is parol officer visiting my neighbor we feel very unsafe. I don’t think they screen tenants. We have seasonal infestation. Rats and cockroaches! It was so bad that one time a small mouse trap in our bed and my son step on it.
