Definitely not! Most buyers overestimate how much is needed for a down payment. That is probably why this is the biggest myth amongst first-time home-buyers. While it's better to have a larger down payment, it is not necessary. The time you spend saving for the down payment is also the time you’re not building equity and putting your money to work in a home. And if your home value increases over the years, you’re building equity even faster. So in some circumstances, it can actually be a better move financially to buy as soon you are able, without waiting to have the 20% of your purchase value. There are plenty of programs available that allow for a lower down payment budget. For example, those who qualify for an FHA loan can pay as little as 3.5% down, while VA loans allow as little as 0% down for a mortgage.

I'd highly recommend waiting until you have closed on the home to finance a car. Opening and closing credit accounts can cause your credit to drop or fluctuate. This can really affect your financing ability for a new home and may increase your interest rate.

Depending on the age of your property, I may suggest making a few repairs in order to command the highest price. The extent of repairs needed often has to do with the comparable homes in your area for sale. For example, if there’s a home exactly like yours on the market, but that one has a brand new roof, the agent may suggest replacing yours. But, you don’t necessarily have to make expensive repairs if you don’t want to — you could sell your home as-is. Some buyers like the idea of updating and customizing a property to exactly suit their needs. Others do not want to incur costly repairs on day one.

There are definitely more negatives than positives: Hidden Cost #1 Low-Ball Offers: One seller reviewing their experience with Opendoor reported being hit with repair costs and other hidden fees, including $8,000 in fees added an hour before he was closing on his property. Hidden Cost #2: No Human Contact: The relationship between you and the company can be minimal. One seller shared the roof repair experts hired by the company left her home without completing the project. She was later charged $21,000 for the repairs.
